About the Role:

As a CBRE Property Management General Manager, you will oversee and lead the team responsible for all operational and financial activities of a large Class A high-rise building.

Bank of America Plaza is one of the most beautiful and prestigious landmarks on Bunker Hill. Completed in 1974, this iconic office property sweeps the sky at 55 stories tall, with nine subterranean levels. The tower is situated on a 4.2-acre site that features a lush, landscaped plaza with over 200 trees and three 24-foot waterfalls cascading to the lower-level atrium. Signature to the plaza is Alexander Calder's 42' "Four Arches" sculpture. All three lobbies feature original flamed granite lined walls, hand-woven tapestries, black mahogany coffered ceilings, and black polished opalescent granite floors that provide a welcoming presence to tenants and visitors alike.

What You'll Do:

• Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and mentoring. Lead all aspects of the recruiting and hiring of new employees.

• Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department goal dates. Mentor and coach as needed.

• Cultivate relationships with existing tenants and retailers. Respond to high profile tenant needs and issues.

• Act as primary contact with property owners, serving as owner representative to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.

• Conduct regular property walks and quality inspections to maintain overall property standards, ensure vacant spaces are ready for leasing, and uphold "best of class" criteria. Be available to showcase spaces to prospective tenants.

• Develop and control annual budgets for large operating and capital expenses. Forecast complex management plans and prepare monthly performance reports, explaining variances.

• Help build advanced programs that will assist the property with emergency recoveries.

• Prepare and approve all required legal notices. Recommend and coordinate legal action as necessary.

• Review tenant rent and common area maintenance recovery charges to ensure payment is on time.

• Negotiate and manage contracts with third-party service providers of security, cleaning, maintenance and repair. Ensure vendors perform to scope and quality standards and meet contract terms and pricing.

• Facilitate communication with CBRE teams to ensure alignment on projects and goals. Support sharing of resources and information. Update relevant partners.

• Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.

• Apply knowledge of and how own field integrates with others to achieve team and departmental objectives.

• Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.

What You'll Need:

• Bachelor's Degree preferred with 5 - 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.

• California Real Estate License is required.

• Demonstrated strong problem-solving skills with a proven ability to analyze complex issues and develop effective solutions.

• Capable of working independently when required, as well as collaboratively within teams, adapting to the needs of the work situation.

• Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.

• Leadership skills to motivate the team to achieve broad operational targets with impacts on own job subject area, multiple job fields, and department.

• In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.

• Extensive organizational skills and an advanced inquisitive mindset.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the General Manager position is $160,0000 annually [or $76.92 per hour] and the maximum salary for the General Manager position is $190,000 annually [or $91.35 per hour]. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
