JOB SUMMARY
Oversee implementation and execution of all building maintenance, facilities projects, and physical safety and security. Responsible for managing vendor relationships. Serve as the in-market point of contact for all day-to-day facilities-related needs.
MAJOR DUTIES AND RESPONSIBILITIES
Actively and consistently support all efforts to simplify and enhance the customer experience.
Oversee maintenance of all facilities, buildings, and grounds. Ensure demand maintenance process works efficiently and serves the needs of facility occupants. Determine best course of action for demand maintenance needs arise. Execute preventive maintenance plans. Ensure all building systems are operational and maintained in accordance with company policies, environmental regulations, building codes, and local/national regulations.

Oversee building and office space utilization and allocation. Oversee build-outs, renovation projects, and office moves. Assist with preparation of cost estimates and planning process for space-related projects. Coordinate projects with other departments, contractors, and vendors. Compile cost estimates, space needs, and furniture and equipment needs to be used in project plans.
Oversee facility inspections, building inspector visits, and facility safety inspections. Communicate and escalate issues.
Maintain vendor relationships. Obtain bids and negotiate rates/prices for vendor services (e.g., janitorial, landscape, HVAC, etc.) and present to facilities leadership for review. Ensure vendor services are performed timely and properly. Review vendor invoices for accuracy.
Assist with oversight of major facility construction projects. Obtain building permits as necessary and track capital costs.
Administer building security programs. Maintain card access systems and security systems. Issue ID badges. Communicate emergency and security procedures. Communicate health and safety procedures.
Administer and directly oversee the Charter recycling program. Immediately escalate noted instances of non-compliance.
Assist with preparation of facilities maintenance expense and capital budgets. Assist with cost tracking, analysis, and reporting.
Perform other duties as required.
REQUIRED QUALIFICATIONS
Required Skills/Abilities and Knowledge
Ability to read, write, speak and understand English
Ability to communicate orally and in writing in a clear and straightforward manner

Ability to handle multiple projects and tasks
Ability to make decisions and solve problems while working under pressure

Ability to use a computer and software applications (i.e. word processing, spreadsheet, etc.)

Required Education
Associate's degree or equivalent work experience
Required Related Work Experience and Number of Years
Facilities maintenance experience - 3+

Office environment
Construction project environment
Building infrastructure environment (roof, equipment rooms, etc.)
Travel may exceed 25%
Flexibility to work nights/weekends as necessary
