Purpose and Job Summary:

Lument Real Estate Capital, a leading national multifamily lender and capital solutions provider, is seeking an experienced Loan & REO asset manager to join its team in Dallas, TX. The Associate Director will report directly to the Senior Director and assist with the asset management of a portfolio of Loans & REO assets. Loan positions managed by the Associate Director are collateralized by commercial income-producing properties and require knowledge of various asset classes, including but not limited to multifamily, senior housing/ healthcare, commercial and manufactured housing. Duties are to be primarily carried out from the perspective of the Lender / Servicer, ensuring compliance with financial, contractual, and legal requirements, processing Borrower requests, and analyzing and reporting on credit risk. The Associate Director will also monitor and review Borrower performance in meeting business plans and oversee construction draw administration, reporting and funding. The Associate Director will also be responsible for the asset management and business plan execution of several REO assets. Additionally, the Associate Director will play a pivotal role in the underwriting and business plan formulation of any additional multifamily investment opportunities.

Essential Duties and Responsibilities:

  • The Associate Director will work closely with the REO asset management team and play a key role in evaluating opportunities through the underwriting process in addition to supporting asset management strategies for existing positions
  • Assist in the management of specially serviced and WL designated assets including REO
  • Assist with the execution of loan and REO disposition and resolution strategies via DPO's, note sales, judicial and non-judicial foreclosures, loan assumptions and REO sales
  • Provide asset management support through performing financial analyses, assisting in development and execution of business plans, and continued monitoring of macro and micro market performance and trends
  • Analyze financial statements on income-producing properties to evaluate financial health and long-term viability and ability to service the debt.
  • Support in building financial models to project cash flows and exit valuation to measure return profile of new opportunities
  • Forecast operating performance, financial projections and business plan scenarios for deal-specific underwriting
  • Assist in the preparation of asset-level recommendations for internal senior management
  • Produce asset and portfolio-level reporting on monthly and quarterly basis
  • Communicate directly with third-party property managers to guide strategic initiatives
  • Assist in analyzing, underwriting and processing special Borrower requests, including requests for modifications of loan terms, changes to/releases of/transfers of collateral.
  • Coordinate preparation of post-closing legal documents with internal and/or external Counsel and review of same
  • Analyze operating statements, rent rolls and other information to determine EGI, NOI/NCF, DSCR, DY, physical and economic vacancy, and other relevant performance metrics, and accurately and timely report on same.
  • Inspect and review 3rd party inspections of physical collateral, including properties located nationwide
  • Work professionally and harmoniously with team and coworkers
  • Travel Requirements - 25 %
  • Other projects and duties as assigned

Education, Skills and Experience:

Required:

  • Bachelor's Degree from an accredited institution required
  • 7+ years of experience in real estate industry or finance experience
  • Direct experience with Multifamily acquisitions, asset management, or valuation preferred
  • Familiarity with CLO's, agency loans, bridge loans, CMBS and the overall credit markets preferred
  • Working knowledge and understanding of real estate valuation and advanced cash flow modeling via Excel
  • Knowledge of commercial/multifamily mortgage lending and commercial real estate finance.
  • Knowledge of principles of securitization, CMBS, and 3rd party loan servicing.
  • Ability to analyze and interpret data to draw thoughtful conclusions
  • Experience with leading industry market data providers including RCA, CoStar, Yardi, etc.
  • Proficiency in entire suite of Microsoft Office (Word, PowerPoint, Excel)
  • Advanced capabilities in Excel, including ability to analyze data via formulas, dynamics lookups, conditional formatting, sensitivity tables, etc.
  • Strong quantitative skills and demonstrated analytical and problem solving ability
  • Excellent organizational, communication, presentation, and interpersonal skills
  • Ability to plan, organize, and prioritize assignments, and to meet critical and established deadlines; Ability to manage multiple assignments and transactions simultaneously
  • Demonstrated ability to maintain confidentiality and to use discretion in the performance of daily activities
  • Ability to learn quickly and demonstrated ability to work independently and as part of a high-performance team
  • Flexibility and ability to work under pressure with tight deadlines and constant interruptions; Ability to adjust priorities in a changing environment
