About The Role
Located in Columbia, MD the VP, Portfolio Management will lead the property management and operations teams for our Columbia operating real estate portfolio which consists of approximately 2.1 million square feet of office, retail and various other product types within approximately 20 different assets. It is critical that this individual has the ability to build, manage and maintain a strong, cohesive team to deliver exceptional results. Duties include acting as HHH's internal owner's representative for a portfolio of properties, developing a complete understanding of the real estate markets in which assets are located, proactively monitoring investment performance in relation to business plan targets and budgets, always striving to maximize asset values, providing direction for and review of business plans, budgets, forecasts, lease analysis and approvals, maintaining property and regional portfolio cash flow forecasts. This person will have the highest level of personal integrity, intelligence, and broad thinking characteristics to succeed.
What You Will Do
- Oversee a diverse portfolio of office, retail and other properties, ensuring optimal performance, occupancy rates, and financial returns along with exceptional tenant satisfaction rates.
- Lead and mentor a team of property managers, analysts, project managers, engineers, and support staff, fostering a collaborative and results-driven work environment.
- Develop and implement comprehensive property management strategies tailored to each property, in line with market trends and company objectives.
- Monitor property performance metrics, financial statements, and operational reports to identify opportunities for improvement and be able to provide detailed variance explanations.
- Cultivate and maintain strong relationships with teammates, addressing their inquiries, concerns, and reporting requirements.
- Provide transparent and accurate updates on portfolio performance, market trends, and strategic initiatives.
- Work with property managers, facilities/engineering teams and third-party vendors (including security, janitorial, parking management, etc.) to continually exceed tenant customer service and safety expectations.

- Lead the annual budget and quarterly reforecasting processes that involves planning, supporting budgeting and forecasting tools, determining financial goals and related guidance, communicating process and guidance to team members and presenting results to regional teams and senior leadership.
- Maintain positive relationship with the tenant base and with local community, while maintaining a good working knowledge of political and regulatory changes that may impact operations and occupancy.
- Stay current with local and national real estate market trends, economic indicators, and competitive landscape affecting the office and retail sectors by actively participating in industry associations.
- Effective verbal and written communication and expectation-setting for managers in keeping employees, tenants, regional and corporate management informed.
- Support monthly reporting processes which include calculation & analysis of operating metrics, variance reporting, cash forecasting, capital management, and lease pipeline review.
- Set clear performance goals, provide regular feedback, and facilitate professional development opportunities for team members.
- Collaborate with cross-functional teams, including leasing, risk management, asset management, accounting, and capital markets among others to ensure cohesive and effective portfolio management strategies.

- Implement best practices and implement as well as assist with developing new policies/procedures to streamline workflow across departments and between properties and tenants.
- Support due diligence, financing, and refinancing efforts across assigned portfolio.
- Responsible for the day-to-day operation of the region to ensure that all site operations follow established policies and procedures including bidding, planning, and vendor relations.
- Conducts formal site inspections regularly in compliance with established operating policies and procedures.
- Monitors and enforces the terms of all lease agreements, the billing and collection of rents and other tenant charges in compliance with leases. Responsibilities include all aspects of lease administration including critical date master scheduling, lease notification and renewal notices.
- Participate and lead the operational portions of Due Diligence for acquisitions in conjunction with the acquisitions and divestiture team.
- Develop data needed in resolving program and operational issues; identify problem areas; make critical analyses; recommend actions to improve programs.
- Partner with Asset Management and Leasing on prospective and current tenant lease review and negotiations.
- Ensure the development and maintenance of tenant appreciation programs with assigned asset teams.
About You
- Bachelor's degree (CMP/RPA designation preferred).
- 5-10 years' experience directly supervising internal and third-party staff with experience in delegating and managing workloads, performance assessments, training, hiring, discipline, and development.
- 10-15 years working in real estate asset management (office and retail); Must have knowledge and experience with financial accounting in commercial real estate, reporting and budgeting.
- Strong financial modeling capabilities and credit analysis capabilities.
- Ability to multi-task and is self-directed.
- Strong analytical and organizational skills with high attention to detail.
- Fluency with property management software and accounting programs.
- Must be deadline focused and exhibit problem-solving skills.
- Excellent interpersonal skills and team player.
- Handle a dynamic work environment with competing, fluid priorities.

Summary Pay Range
$175,000 - $225,000.00, plus bonus and benefits.
Compensation and benefits offered may vary depending on multiple individualized factors, job level, market location, job-related knowledge, skills, individual performance and experience. Please note that salary is only one component of total compensation at Howard Hughes Holdings.
