ABOUT THE ROLE
The Director, Land Development will be responsible for supporting Bridgeland's land development (LD) department by providing best practices and expertise to help manage their budgets, schedules, 3rd party consultants, contractors and scopes of work. She/he will help direct all aspects of new subdivision development from preliminary tract land plans to turnover of finished lots for homebuilding operations. This includes but is not limited to all required oversight of land development activities, acceptance by municipalities and turnover to the HOA's. Strict adherence to division budgets and schedules is mandatory.

What You Will Do
- Oversee Bridgeland land development of both civil and amenity aspects
- Manage land development team, including internal team members and third-party design consultants
- Review LD schedules with divisions and provide input to maintain/accelerate finished lot deliveries
- Track LD budget and schedule reports to ensure projects are coming in, on, or below budget and on or ahead of schedule
- Create and implement LD budget, scheduling, and project management best practices
- Create consistent amenity, monumentation and landscaping packages and plans
- Review and recommend in support of all material revisions to land development budgets
- Help divisions source new 3rd party developers
- Help divisions network and manage relationships with 3rd party developers and brokers for new acquisition opportunities
- Establish and grow the company's network of land developer contacts creating strategic partnerships on a market and regional level
- Assist in bond application processes and sales
- Manage easements and conveyance of land to both municipal districts and HOA
- Attend district meetings

Skills & Experience
- Bachelor's degree in Civil Engineering, Land Use Planning, Civil Engineering, Business Administration, or Real Estate, Land Development, Business Administration and/or Land Planning concentration or equivalent combination of education and experience
- 7+ years in development and entitlement of residential communities, land planning/management, or related activities
- Knowledge of real estate entitlement requirements and process
- Ability to analyze land development budgets and schedules and provide ideas to improve both
- Ability to supervise land planning and/or land development projects such as grading, roads, utilities, stormwater drainage, parks, amenity centers, entry monumentation and community landscaping
- Ability to be a creative and relentless problem solver
- Ability to perform real estate market research and financial analysis including the review of project proforma's
- Ability to navigate GIS platforms
- Public administration knowledge to facilitate the acquisition of information concerning map conditions, planning proposals, and government initiatives
- Strong interpersonal and organizational skills including the ability to interact successfully with divisions, local officials, community leaders, staff, and the public, to organize and facilitate meetings and events, and to conduct negotiations, find common ground and develop consensus among disparate interests
- Strong written and verbal communication skills, including the ability to make public presentations to large and small groups, write memos and research and draft media and public education materials
