About the Role:

Under the supervision of the Property Manager, this role will assist in overseeing all facets of the day-to-day operations of the Howard Hughes Retail Portfolio in Columbia, Maryland. Compensation:$72-85K plus benefits.

What You Will Do:
  • Responsible for supporting the Brand and Customer Experience including overseeing strategy, anticipating future development needs, and managing day-to-day retail operations.
  • Collaborating closely with the Property Manager to address property management inquiries, accounting, marketing, and construction requirements.
  • Regularly engaging with Tenants to proactively ensure their satisfaction with retail center operations, leasing, and management matters.
  • Assisting in the Tenant Move-In/Move-Out process.
  • Assisting the Property Manager in executing additional projects aimed at advancing the business.

Safety:
  • Conducting building inspections on a regular basis, adhering to weekly, monthly, quarterly, and annual schedules as needed.
  • Ensuring strict compliance with Property Management Policies and Procedures, codes, regulations, and directives from governmental agencies.
  • Collaborating on Fire Life Safety initiatives, including the implementation of building fire drill programs in line with regional policies.
  • Ensuring a safe environment for Tenants, employees, and customers, with a strong emphasis on emergency preparedness.

Accounting/Finance:
  • Assisting the Property Manager in generating monthly financial reports, annual budgets, and other documents in line with company policies.
  • Has working knowledge of financial variances and information, able to review with the Property Management Team independently.
  • Supporting the implementation of approved operating and capital budgets in collaboration with the Property Manager.
  • Maintaining accountability in leasing activities to maximize value, actively engaging and supporting leasing efforts.
  • Assists with Operating Capital Management, actively participates in building projects to gain familiarity with the process.
  • Managing and maintaining Accounts Receivables.

About You:
  • Striving for comprehensive knowledge across all divisions, including leasing, marketing, operations, finance, construction, and development.
  • Proactive in building a working relationship and in-depth understanding of Tenants needs.
  • Highly skillful in financial analysis, budgeting, forecasting, and expense management.
  • Thorough comprehension of lease documents and ensuring strict compliance.
  • Demonstrated focus on short- and long-term focus on NOI.
  • Ability to thrive under time constraints, can handle multiple tasks simultaneously, with minimal supervision.
  • Minimum 2-year college degree; four-year college degree preferred.
