As the Facilities Operations Specialist, you will be part of the CotinoTM, A Storyliving by DisneyTM Community Operations team. This team is committed to delivering exceptional Disney service to our residents and is responsible for the day-to-day management of the Cotino community, including, but not limited to, the Homeowners’ Associations, security and gatehouse operations, and maintenance services for non-residential facilities and amenities. This person will also assist in the show aspects of the community, including janitorial services, landscaping, and infrastructure. You will help represent the Community Operations team’s hospitality-first approach to residential living, as your role involves a diverse range of responsibilities while providing a high touch experience for our residents and guests.

This salaried role will be on-site at Cotino™, A Storyliving by Disney™ Community in Rancho Mirage, California, and will report to the Facilities Operations Manager.

This is a full-time role.

You Will:

  • Maintain a constant focus on the Disney appearance standards by ensuring day-to-day cleanliness and maintenance, and that all amenities and facilities are clean, safe, and in good working order for residents and their guests. Engage with residents in a professional, courteous manner and assist with general questions

  • Monitor, inspect and hold third-party providers accountable on all areas under contractual service agreements. Coordinate with designated service contractors to schedule work, and troubleshoot performance issues. Build and nurture relationships with contractors and vendors through meetings, site visits, and correspondence

  • Support the performance of handyperson tasks, such as painting, basic electrical, plumbing, and repairs. Assist with identifying qualified vendors and provide oversight for tasks, as needed

  • Coordinate the turnover process of residential common areas and non-residential facilities from the Developer to the Association(s).

  • Assist with the lead of special projects, such as: developing punch lists, writing change order requests, approving work completed, and coordinating assigned projects with other departments as needed

  • Proactively inspect trees, shrubs, and turf for balanced growth and planting techniques and inspect irrigation systems for accurate operation

  • Perform administrative functions in support of assigned duties: maintain appropriate documentation, statistics, work orders, and records as it relates to assigned areas of responsibility.

  • Provide staffed office hours, field and collect incoming resident inquiries and advance through proper channel for resolution

  • Understand Community documents, rules and regulations to field resident questions/concerns

You Will Have:

  • A minimum of 3 years’ experience in light HVAC, electrical, plumbing and machinery, and partnering with landscape vendors on irrigation needs. An equivalent combination of education, certification, training, and/or experience may be considered

  • Proven experience in a guest service or hospitality-related role with ability to own and resolve situations and cure issues while multitasking under shifting priorities

  • Experience evaluating and performing basic handyman repairs

  • Ability to read and interpret plans and specifications to ensure compliance with established standards, including landscape and irrigation plans

  • Ability to listen effectively and demonstrate strong communication skills, both written and oral

  • Ability to successfully use a variety of tools and equipment including gardening/landscaping equipment, hand tools, personal computer, mobile devices, and designated software with the ability to quickly and independently learn new tools, as needed

  • Ability to coordinate multiple projects and activities, and prioritize the work in timely manner, at times with minimal direction

  • Ability to perform work outdoors in all weather, including extreme heat

  • Ability to perform physically demanding tasks, including lifting, bending, and standing for extended periods, with adherence to safety guidelines

  • Proficiency in Microsoft Office suite of products

Preferred Qualifications:

  • Experience with landscape installation and construction, along with the ability to read and interpret plans and surveys

  • Experience working in mixed use residential/commercial communities

Preferred Education:

  • Associate’s degree or higher in Horticulture, Parks Administration, Landscape Architecture, or a related field, or a minimum of three years of similar experience

The hiring range for this position in California is $58,700 to $78,600 per year based on a 40 hour work week. The amount of hours scheduled per week may vary based on business needs. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
