What you'll do

Planning, implementing, coordinating, and leading all mechanical operations, maintenance, communications, energy management, and development programs for a facility, campus, or portfolio of buildings.

Duties and Responsibilities

Leads all inspections and surveys, including energy audits and analysis, HVAC, electrical and plumbing systems, environmental compliance, accessibility compliance, acquisition, and third-party surveys.

Supervise and review all technical operations, including system air balancing reports, boiler, chiller, and cooling tower performance testing, mechanical and electrical system noise, and vibration control, tenant work orders, CFC chiller replacement, and conversions.

Develop and provide ongoing improvement of preventive maintenance and engineering procedures, hazardous materials communications plan, indoor air quality programs, preventive maintenance programs, budget operating costs estimates and comparisons.

Coordinates implementation of programs to ensure compliance with life safety programs and procedures, domestic water quality control and water treatment programs to include environmental and safety compliance.

Design and develop construction management, including HVAC system comparisons and make appropriate recommendations to include HVAC systems and start-up monitoring.

Assist with due diligence and building evaluations for possible acquisitions or development projects.

Evaluates and recommend building automation, energy management, and automatic temperature control systems.

Perform value-engineering studies and evaluate contractor qualifications and recommendations.

Other duties as assigned.

Supervisory Responsibilities

Provides formal supervision to individual employees within a single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action, and termination. Efficiently recommends same for the team to next-level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisals for staff. Mentors and coaches team members to further develop proficiencies. Leads and models behaviors that are consistent with the company's values.

Education and Experience

Bachelor's degree (BA/BS) from a four-year college or university

Minimum of seven years of related experience (commercial building/engineering operations) and/or trade school training.

Facilities and Operations Management experience with a focus on Electrical and Mechanical.

Preferred: Local Operating Engineer's License or Trade License, Systems Maintenance Administrator (SMA), Real Property Administrator (RPA), Proficient computer skills; familiar with energy Management System (EMS) programming and fire alarm systems.

Universal CFC certification is required.

Certifications/licenses as may be required by local or state jurisdictions.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the FM Engineering Ops Sr Manager position is $100,000 annually and the maximum salary for the FM Engineering Ops Sr Manager position is $150,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
