Our team is a diverse and nimble group that manages Apple's corporate and retail workplaces and workplace services. We develop and manage Apple's global real estate portfolio, lead all related capital construction projects, provide outstanding facilities and site services, develop and lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs, and do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world. The Global Real Estate Lease Administration team is responsible for managing and administering Apple's real estate leases and owned properties, reporting of portfolio key data and critical dates, maintaining the system of record, abstracting leases and developing relationships with local property managers and landlords. The team works with many internal cross-functional business partners including Real Estate, Facilities, Project Management, Legal, Tax, Risk Management, Corporate Accounting and Finance. In addition, the team works with many external business partners such as outside legal counsel, third-party consultants and landlords. We are seeking an experienced, collaborative, and highly motivated professional to join our team as a Lease Manager to oversee a portion of Apple's Global Real Estate portfolio.

Description
The Lease Manager will be responsible for ensuring the financial and legal compliance of their assigned lease portfolio. This position is integral to the day-to-day operations of the Global Lease Administration team, contributing to accurate lease management and fostering cross-functional collaboration. Key Responsibilities will include the following: LEASE ADMINISTRATION AND DATA INTEGRITY: - Monitor, prepare, and drive strategic decision-making by providing accurate and timely critical date reporting for lease portfolios - Ensure 100% data accuracy by thoroughly interpreting, abstracting, and entering lease documents into the system of record. - Perform ongoing verification and abstraction of lease information, updating the database as necessary to maintain accuracy and compliance. - Complete and oversee new lease setups, including acquiring vendor payment information, insurance certificates, and ensuring database updates are completed. FINANCIAL PAYMENT AND DOCUMENTATION MANAGEMENT: - Research and resolve payment disputes by applying analytical skills to find effective solutions and maintain strong relationships with partners. - Manage and ensure timely collection of tenant allowances, security deposits, and other payment-related obligations. - Manage and address payment issues related to landlords and tenants, including rent start-ups, operating expense changes, changes in ownership, alteration consents, and lease terminations. - Assist and manage lease-related agreements, such as Memorandums of Lease, SNDAs, Assignments/Sales, Estoppel Certificates, and Consents. - Demonstrate the ability to handle complex documentation. AUDIT AND COMPLIANCE: - Review and perform desktop audits of operating expense payments, reconciliations, billings, and estimates, ensuring compliance with lease terms and provisions. - Collaborate with internal and external audit teams to ensure a seamless audit process, identifying opportunities for process improvement and risk mitigation. COLLABORATION AND COMMUNICATION: - Foster strong cross-functional partnerships with landlords, property management, legal, finance, and other internal business teams to enhance - Proactively communicate process updates, system enhancements, strategic goals, and other relevant information; become a trusted liaison with customers. - Support Real Estate Transactions Managers and leadership, as required The role will report to Manager of Global Lease Administration.
Minimum Qualifications
- 5+ years of experience in Lease Management with database/records management;
- BA or BS in Business, Accounting, Finance or equivalent/Paralegal Certificate;
- Ability to review, interpret and abstract legal real estate documents;
- Proven financial, analytical and creative problem solving skills.

Pay & Benefits
- At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $107,300 and $161,300, and your base pay will depend on your skills, qualifications, experience, and location.
