The Service and Maintenance operation at Windsor Communities is under constant process improvement and uses data and technology to refine core functions to bring a ‘better tool’ to the Service and Maintenance team members, an elevated customer service experience for our residents, and ensure that our buildings and systems are actively maintained. Combined, these elements contribute to strengthening properties as communities of choice and protecting the investment asset that can produce intended financial returns for stakeholders and investors.
In addition to existing programs, the Service and Maintenance function is about to undertake a revolution in technology with the launch of a new maintenance platform (Maintenance 2.0). This new tool will bring enhanced function to the performance of work orders, the make ready process, and preventive maintenance.
The success of programs and implementations require thoughtful programming, clear communication, well-timed roll-out, and ongoing measurement and management to achieve success.
The Director of Maintenance Initiatives and Programs (DMIPs) will champion and captain initiatives from concept to execution and be at the forefront of change. The position will work closely and primarily with the SVP, Engineering, and the Regional Maintenance team nationally.
RESPONSIBILITES: include the following. Other duties may be assigned.
- Recommends, implements, monitors, and manages initiatives geared towards improving maintenance operations efficiency, associate, and resident satisfaction.
- Reviews compliance with daily/weekly operations requirements, KPI measures, and company policy and practices.
- Communicates gaps and opportunities to stake holders and influencers.
- Collaborates and communicates effectively across multiple disciplines and departments within Windsor and GID.
- Identifies opportunities for improvement and creates structure to help participants be successful.
- Collaborates with Learning and Development (L&D) on training needs at global, regional, or individual levels.
- Supports the Windsor 2025 initiative and the roll-out of Maintenance 2.0, including the onboarding of a new maintenance platform (2025), and the organization of centralized maintenance functions (2026).
- Maintains key data and information in applications such as SmartSheets, BI, and other data reporting tools.
- Provides weekly/monthly update reports to convey progress, hurdles, and solutions.
- Solves problems quickly and efficiently with clear, precise communication.
REQUIREMENTS:
- Experience: Minimum 10 years of multifamily maintenance experience.
- Skills: Proficient with property management software (PMS), such as Yardi, HappyCo, etc.
- Experience with technology changes and program management.
- Personal Attributes: Demonstrates a bright, energetic, and measured approach, with the ability to envision the big picture and outline structured steps to achieve goals.
- Self-motivated and capable of working independently.
- Able to work quickly and efficiently on multiple projects, maintaining a fast pace.
- Clear communicator in all forms, with an approachable, open personality that is both friendly and firm.
- Recognizes the strengths in others and maintains a balanced, composed demeanor.
- Self-autonomous and confident to move projects forward with a high level of structure and direction.
- Anticipates next steps and makes recommendations.
Compensation range: $150,000 - $185,000 / year plus a 20% bonus potential. Our company considers a range of factors including education and experience when determining base compensation.
