About the Role
The DSCR Triggers Team is responsible for processing all the loans having triggers mentioned in the loan documents and escalating the test result to Asset Managers. DSCR Triggers are processed by the Servicer during the life of the loan. e.g. Springing Lockbox, Springing Waterfall Change and Springing Management Control etc. The trigger test results of DSCR are notified to the Asset managers, Credit analyst and PSR Consultants using Variance analysis.

Responsibilities:

- Directly manage teams comprising commercial loan servicing representatives
- Provide support in and adopt effective hiring practices to hire and retain best talent.
- Conduct regular performance reviews for assigned analysts

- Increase effectiveness of staff and tools by recognizing opportunities for development

- Develop metrics to measure performance of the team
- Conduct periodic business reviews with key functional stakeholders regarding overall business performance including metrics and SLAs.
- Analyze and interpret data and create Business MIS
- Effectively communicate with all stakeholders
- Take a lead role in developing and implementing best practices
- Actively participate in process enhancements, focus on continuous process improvements and encourage creative thinking in the team.

- Effectively manage process risks and establish robust controls in the process

- Be able to understand and interpret complex language of PSAs, loan document interpretation and possess excellent analytical skills

- Possess thorough understanding of the CREFC guidelines and regulations, extensive understanding of CMS loan documents, in-depth understanding of CMBS and CRE business cycle

Preferred skills:
- Commercial property financial analysis skills - includes comprehensive review of property cash flows, property operating statements and property rent rolls as well as researching market rents and reviewing property inspections
- Ability to interpret the various legal documents related to commercial mortgages, commercial real estate and servicing agreements
- Excellent interpersonal communication skills
- Strong attention to detail and accuracy
- Strong organizational and time management skills, ability to multitask and work in a deadline driven environment
- Ability to work effectively in a team environment
- Understanding of the Commercial Mortgage Backed Securities (CMBS) industry, Pooling and Servicing Agreements and the roles and responsibilities of the Master Servicer and Special Servicer
- Experience in commercial real estate underwriting, commercial documentation review
- Ability to successfully manage relationships and expectations with internal and external parties

Required qualification:

- Atleast 3 - 5 years' experience in commercial mortgage servicing and commercial real estate

- 1 - 2 years experience in people management

Shift timing:

7.30 am - 4.30 pm

Wells Fargo has recently entered into an agreement to sell the third-party servicing function of Commercial Mortgage Servicing (CMS) to Trimont Global LLC (Trimont). The sale is expected to close in early 2025 (the "Closing Date").
