Overview
Responsible for managing the CMMS system (Maximo) and all maintenance and repair for building-related mechanical, electrical, carpentry, and life safety systems. Provide technical expertise, coordination, self-performance or assignment to other staff or contractors for Waters/TA campus headquarters in New Castle, DE. Support additional regional sites in Utah, Minnesota, Illinois, and the Waters Immerse University Delaware's Lab. This position is a hands-on, working, Building Maintenance Technician Lead, with trade skills to perform basic electric work, plumbing, carpentry, and troubleshooting skills.
This position will also perform and oversee the completion of building system and manufacturing equipment Preventive Maintenance.

Responsibilities
1. Responsible for oversight and repair of building systems for TA campuses using contractors, personal skills and expertise, or internal skilled labor. HVAC skills in filter and belt changes and change controls setting, monitor site BAS Basic Electric work-light bulb changes, replace outlets and plugs, use of LOTOPlumbing- replace fixtures, leak repairs, drains, compressor maintenance, eye wash stationsTroubleshoot site equipment to fix or determine the vendor to call to repair Conducts inspections to identify/validate repairs and PM of equipment and systems. Validates building systems, life safety, and structural systems are operating at peak levels, cost-effectively and conforming to all local, state, and federal code requirementsDevelops and implements standardized operating procedures (Job Plans) to assure repairs and maintenance are made consistently and input same into the CMMS (Maximo) system along with records of completion. Travel to regional sites may be required 5-10% to provide support on a Quarterly or as-needed basis.
2. Manages preventive maintenance program for all TA sites to ensure all required maintenance is performed on building operating systems. Utilizes Maximo, the Computerized Maintenance Management System (CMMS) to document and report on equipment performance and life cycle standing. Collaborates with TA Facilities Manager to utilize data for optimization of in-house and contract labor. Support execution and development of budget for expense and capital replacement. Provide service, corrective and preventive maintenance for all sites while adhering to KPI (Key Performance Indicator) targets.
3. Is subject matter expert on building, and manufacturing projects or consults with contractors, and Facilities Manager to ensure appropriate technical decisions are made that will impact the short-term and long-term facilities operational and maintenance of sites. Collaborates with site teams and Waters Real Estate Management on long-term and short-term projects to define scope of work, costs and ensure safety and execution is in line with HSE (Health Safety & Environmental) and Waters Corp standards.
4. Provides input to Facilities Manager on the annual capital and expense budgets for building repairs and maintenance. Researches and recommends alternative methods to make building repairs and improvements to maximize available resources. Assists in the preparation of long-term capital improvement programs for assigned facilities. Engages and assists with procurement process for all goods and services required for the operation and maintenance of facilities. Has oversight of maintenance contracts and directs activities of contractors working at assigned facilities. Provides input and support of site sustainability initiatives.
5. Can provide project management skills for facilities related projects managing vendors and oversight of scope, schedule and budget.May have oversight for COOPs, Temp and FT contracted onsite personnel, RFT (Regular Full-Time). This position tracks, counsels, coaches and provides feedback on performance to Facility Manager. Will counsel and clarify scope of day-to-day activities with oversight of work assigned and its progress. Participate in Business Review process for contracted vendor and personnel. Work collaboratively with Facility Manager to develop and administer developmental and remedial programs to improve performance and efficiency of facility operations and support staff.
Qualifications
- Five or more years of hands-on experience as a handyman or building maintenance technician, preferably with equipment service and journeyperson status in a trade.- A high school diploma or successful completion of the General Educational Development (GED) test is required.- A minimum of three years in a leadership role with experience overseeing direct reports and managing contracted labor/vendors.- Working knowledge of local, state, and federal regulations related to building operations and systems.- Strong computer skills are necessary, with preferred experience in CAD (AutoCAD), CMMS (Maximo), and procurement software (SAP Ariba module).- Excellent interpersonal skills to effectively communicate and negotiate with staff, customers, and internal and external service providers.- Ability to respond professionally and in a timely manner to all levels of management.- Sound judgment in management and strong written and oral communication skills.- Capability to effectively oversee, coach, and recommend improvements in the performance of others.- Ability to influence others without having direct reporting authority.- Strong organizational skills and attention to detail.
