What you'll do...
The Director of Real Estate will lead the strategic efforts to reduce vacancy rates, drive accountability to goals, ensure consistency in process and documentation, and develop a high-functioning leasing team. This role requires close collaboration with various internal teams such as Facilities Maintenance, Project Design and Management, Merchandising, and Operations. Additionally, the Director will manage quarterly business reviews and develop strategies for better partnerships within the Walmart organization.
Key Responsibilities:
Vacancy Reduction
- Develop and implement strategies to reduce vacancy rates across in-store retail spaces.
- Analyze market trends and tenant performance to identify and attract high-potential tenants.
- Monitor and report on vacancy rates and develop action plans to address gaps.

Accountability and Process Consistency
- Drive accountability to leasing goals and objectives across the team.
- Ensure consistency in leasing processes and documentation, adhering to company standards.
- Implement best practices and continuous improvement initiatives to streamline leasing operations.
Team Development and Leadership
- Lead, mentor, and develop a high-performing leasing team, fostering a culture of excellence and continuous learning.
- Conduct regular performance reviews and provide feedback to support professional growth.
- Recruit and retain top talent, ensuring a robust succession plan.
Cross-Functional Collaboration
- Work closely with internal teams such as Facilities Maintenance, Project Design and Management, Merchandising, and Operations to ensure seamless leasing operations.
- Coordinate with Project Design and Management to ensure tenant spaces are designed and constructed to meet tenant and company standards.
- Collaborate with Merchandising and Operations to align leasing strategies with overall business objectives.
Quarterly Business Reviews and Strategy
- Manage quarterly business reviews, presenting leasing performance and strategic initiatives to senior leadership.
- Develop and implement strategies to enhance partnerships across the business and within the Walmart organization.
- Provide insights and recommendations to improve leasing operations and tenant relationships.

- Budget Management: Strong track record of preparing, presenting, and managing budgets, with a focus on cost control and financial sustainability.
- Cost Analysis and Forecasting: Proficiency in analyzing costs and forecasts, incorporating them into business plans to drive data-driven decision-making.
Leadership and Team Development
- Inspirational Leadership: Ability to lead, mentor, and develop a high-performing leasing team, fostering a culture of excellence and continuous improvement.
- Talent Development: Experience in diagnosing capability gaps, recruiting, and developing talent, with a focus on succession planning and workforce development.

- Collaborative Skills: Strong ability to work cross-functionally with internal teams such as Facilities Maintenance, Project Design and Management, Merchandising, and Operations to achieve leasing goals.

The annual salary range for this position is $110,000.00-$220,000.00
Additional compensation includes annual or quarterly performance bonuses.

Minimum Qualifications: Bachelor’s degree in Architecture, Construction Management, Information Technology, Engineering, or related field and 5 years’ experience in architecture, construction management, engineering, or related area OR 7 years’ experience in architecture, construction management, engineering, or related area. 1 year’s supervisory experience.
