Job Summary

As Manager of Construction you will oversee the strategic leadership, planning and execution of Store Development projects principally within the United Kingdom and Republic of Ireland. Alongside project delivery, you will be responsible for leading a team of internal and external project managers, stakeholders, consultants, designers, contractors and vendors to ensure projects are executed efficiently, to brand standards, on time, and within budget. Your role will be pivotal in driving innovation, optimising processes, and ensuring alignment with business objectives.

Key Responsibilities

  • Collaboration with External Consultants and Contractors: Work closely with external consultants and contractors, including architects, engineers, and cost managers, to coordinate project activities and ensure alignment with project goals and standards. This includes collaborating with the Building Surveying team in advising on technical deliverables in relation to shell specifications. Assistance in shell monitoring may be required subject to workload.
  • Acquisition and Feasibility Studies: Interface with acquisition and cost management teams to assess potential store locations and conducting feasibility studies to evaluate financial viability of a new store or other development project.
  • Knowledge of Health & Safety, local statutory regulations and legislation: Stay abreast of local statutory regulation and legislation updates and requirements. Ensure stakeholders are aware of any potential risks associated with planning restrictions, licensing, Building Regulations, local authority restrictions, Health and Safety, Principal Designer roles and responsibilities specific to CDM and Building Regulations.
  • Transparent Communication: Maintain clear and transparent communication with all stakeholders, including internal Business Partners, external consultants, contractors, and local authorities, to ensure alignment at all stages of the project.
  • Lead, manage and oversee the Construction phase for construction of new stores, expansions and minor works as required by the business.
  • Manage assigned project plans, programme and milestones ensuring business objectives and deadlines are maintained and delivered.
  • Monitor project progress and check that quality and brand standards are met at all times.
  • Ensure the highest standards of Health & Safety performance are met on all construction sites.
  • Remedy any issues quickly and effectively with an aim to keeping projects moving and ensuring deadlines are not jeopardised.
  • Chair weekly site progress meetings and report on the progress of construction projects to the AVP Head of Construction.
  • In collaboration with TJX assigned Cost Manager, ensure budget management, change management and cost control are considered in all decision making.
  • In collaboration with internal stakeholders, manage and lead the store handover process to Retail Operations and our Facilities team, ensuring documented handover protocol and snagging reports are agreed and issued with an agreed close out programme.

Key Skills, Knowledge & Experience

  • Significant construction project management experience is essential, ideally within Retail fit out.
  • Solid understanding of local statutory regulations and legislation is essential.
  • Demonstrated ability to manage complex construction projects, with multiple stakeholders and specific regulatory requirements.
  • Negotiation and interpersonal skills to effectively interact with stakeholders and resolve issues with proficiency.
  • Ability to foresee risk and plan projects in a proactive and professional manner.
  • Proficiency in project management software and tools, as well as the ability to adapt to local systems and processes.
  • Fluency in the English language with the ability to draft reports and communications effectively, efficiently and proactively.
  • HNC/HND and/or Degree level qualification relevant within the Construction industry e.g. Construction, Cost Management, Project or Programme Management, Engineering or Built Environment.
  • Knowledge of construction contracts is preferable.
  • Flexible, agile & able to prioritise.
  • Excellent communication, negotiation & influencing skills.
  • Able to collaborate in an inclusive culture.
  • Confident networker & diplomatic communicator with an ability to build lasting relationships across geographies & functions.
  • Able to work under own initiative & time critical conditions.
  • Agile and adaptable, able to manage competing priorities in a fast-paced environment.
  • Extensive travel within the UK and ROI will be required, along with willingness to travel to our European markets should workload require.
  • Full driving licence required.
