HIMCO (The Hartford Investment Management Company) is seeking an Assistant Real Estate Asset Management Analyst to assist in managing a variety of equity and debt assets as part of their $12 billion (plus) Private Real Estate Portfolio. The Assistant Asset Management Analyst will be responsible for supporting a group of real estate assets, including both equity and debt investments. They will collaborate closely with multiple internal functional areas, working in a dynamic and fast-paced environment.

This candidate may be a recent (or upcoming) college graduate with exposure/experience in commercial real estate and/or other finance/investment coursework considered a plus. We will provide a comprehensive training program to support the selected candidate to build a strong investment foundation for a real estate investment career.

This position is based in our Hartford, CT office on a full-time, but hybrid, work schedule (three days in the office, two days working remotely).

Responsibilities:

  • The Assistant Asset Management Analyst will work with team Asset Managers on a variety of real estate equity and debt assets. Property types in the portfolio generally include multifamily, industrial, office, retail, and self-storage.
  • The candidate will maintain an investment focus toward delivering the best potential asset performance, while managing risk to an accepted strategic level.
  • Debt asset management work will include tracking loan performance, analyzing key risk metrics on commercial mortgage loan assets, valuing debt collateral, and performing risk ratings for loans. Loans include fixed and floating rate debt structures. The Analyst will assist the Asset Managers to promptly address borrower requests and review any potential loan modifications.
  • Overall debt responsibilities will also include the management, risk evaluation, and review of Construction Loan draws.
  • For Equity assets, the candidate will be responsible to assist in managing the Joint Venture equity assets, and assist in managing any third-party debt held on these assets.
  • Equity asset work will also include performing asset valuations and summaries, analyzing and managing annual budgets, and overseeing construction/renovation projects. The Analyst will also monitor rent rolls and upcoming lease expirations, review tenant credit, track operating expenses, and oversee capital expenditures.
  • The Analyst will work with the Closing team to help facilitate new loan and equity closings.
  • The candidate will provide expedient answers, updates and thoughtful service for clients as related to managed assets as needed.
  • As a member of the Asset Management team, the Analyst will work collaboratively with other members of Private Real Estate to share ideas and best practices, as well as to assist in any department or company-wide special projects as needed.

Qualifications

  • A bachelor's degree or equivalent work experience is required. Coursework in Real Estate Investments, Finance, Accounting, Economics, and/or other Investment asset types is desired.
  • While not required, actual investment-related work experience (especially in Commercial Real Estate or a related field), including through an internship, is considered a plus.
  • General knowledge of the fundamentals of various Real Estate asset sectors is a plus (including apartments, industrial, office, retail assets).
  • General knowledge regarding a variety of major US geographic markets and/or use of or exposure to third-party research and online data sources is a plus.
  • A basic understanding of financial statements for property-level reporting, borrower financials, and tenant credit review would be a plus, including basic Real Estate Accounting exposure.
  • The candidate will have the ability to balance and prioritize multiple work tasks, while working with a variety of different teams, and meet all required deadlines.
  • Strong written and verbal communication skills are required, as well as the ability to travel in the US as needed.
  • Proficiency in Excel, Word and other MS Office Suite products (such as PowerPoint) required. Exposure/experience in ARGUS valuation cash flow software a plus.

Compensation

The listed annualized base pay range is primarily based on analysis of similar positions in the external market. Actual base pay could vary and may be above or below the listed range based on factors including but not limited to performance, proficiency and demonstration of competencies required for the role. The base pay is just one component of The Hartford's total compensation package for employees. Other rewards may include short-term or annual bonuses, long-term incentives, and on-the-spot recognition. The annualized base pay range for this role is:

$79,900-$90,100
