General Statement of Duties and Responsibilities

Under general supervision, oversee the maintenance and repair of state buildings, ensure that standards of security and cleanliness are maintained; and perform related work as required. The basic purpose of this work is to perform and oversee the general care, maintenance, repair, alteration and safety of state buildings and appurtenances.

Duties for the Building Maintenance Supervisor II include:

  • Plans, lays out, performs, and supervises the maintenance and repair work to be completed by agency maintenance employees and contractors' personnel.
  • Schedules, assigns, performs and at times supervises maintenance and repair work to be completed by agency maintenance employees, temporary employees, and contractors' personnel, including but not limited to plumbing, electrical, structural, painting, roofing, heating, air conditioning, ventilation, and all other systems pertaining to buildings.
  • Reports to occupied DCAMM managed Buildings as needed to perform routine daily maintenance.
  • Performs building tours twice a day to inspect mechanical rooms, and equipment. Maintenance logs are completed daily as required by DCAMM.
  • Logs on daily to the Building Management System's and fills out logs daily denoting all HVAC readings and adjusts as needed to the system.
  • Maintenance and upkeep of grounds is done daily; to include removal of trash, clearing of limbs and debris, mowing and other landscaping as needed.
  • Performs testing on the emergency eyewash stations (weekly) as well as the emergency shower stations (monthly) and records flow rates, temperature, and pH levels.
  • Performs daily quality control inspection tours to ensure that buildings and appurtenances are properly secured, and that standards of safety, sanitation and cleanliness are properly maintained.
  • Assists in performing related duties such as requisitioning supplies and equipment, maintaining records, and preparing inventory reports.
  • Receives work requests for the maintenance and repairs of the building; schedules projects; determines and provides instruction on procedures to be used; orders equipment and supplies needed for repair, maintenance, and small construction jobs; reviews work in progress and upon completion.
  • Confers with building users and others on complaints and requests regarding maintenance and custodial services, makes recommendations regarding which projects should be contracted and those that should be completed by in-house staff.
  • Coordinates maintenance, repair and/or construction projects of facilities with staff and contractors; monitors and inspects work performed on facilities by staff and contractors.
  • Inspects work and evaluates contractor's performances; maintains records and prepares reports on building maintenance needs.
  • The employee is responsible for effective implementation of building maintenance and repair activities and the quality of work performed. Employees are expected to keep abreast of new equipment, methods, and procedures related to building maintenance, and to manage both routine and uncommon problems related to building maintenance as well as provide written and verbal reports.
  • Knowledge of proper safety protocols related to exposure of hazard material associated with construction, maintenance and repair work is mandatory. Work is performed both indoors and outdoors. The employee may be called during off-duty hours to manage or coordinate work activities during emergency and snow situations.
  • Performs other duties as assigned.

Preferred Qualifications:

  • Graduation from high school or G.E.D. and six years of progressively responsible experience in the maintenance of buildings and building equipment or an equivalent combination of training and experience.
  • Knowledge of standard facility management practices
  • Experience operating motor vehicles including tractors, trucks, plows, snow blowers, lawn mowers, etc.
  • Experience utilizing computerized maintenance management systems.
  • Knowledge of Massachusetts state agencies Facilities maintenance and management structure and organization.
  • Ability to present information both orally and in writing in a logical, concise, and comprehensive manner.
  • Ability to follow written and oral instructions.
  • Knowledge and skill in MS applications and current software programs.

License and or Certification Requirements

Possession of a current and valid Massachusetts Class II Motor Vehicle Operator's License.

Emergency Designation

This position has been deemed as an emergency personnel position. During a declared State of emergency and in non-Emergency situations/adverse weather, it will be necessary to report to work.

Qualifications

Minimum Entrance Requirements:

Applicants must have at least (A) three years of full-time, or equivalent part-time, experience in building maintenance, the major duties of which included (1) maintaining and/or repairing plumbing, electrical, heating, ventilating and/or air conditioning systems and/or (2) building custodial services and (B) of which at least one year must have been in a supervisory capacity.
