Job Description
Under the supervision of the Director of Maintenance and Capital Projects, the Maintenance Supervisor II oversees and ensures the work of outside contractors is completed according to agency and professional standards and reports issues to the Director of Maintenance and Capital Projects as indicated. The Maintenance Supervisor assists and participates in the overall upkeep and preservation of both the interior and exterior of all MRS residences. This includes purchasing materials needed to perform maintenance tasks, properly maintaining tools and work vehicle and overall ensuring that all areas of the home are safe for the residents.

- Assesses various maintenance tasks and ensures that the proper equipment and materials are secured before beginning tasks.
- Performs maintenance tasks in a timely manner ensuring the scope of work is completed in a timely and efficient manner. This includes, but is not limited to: painting, wall papering, repairs to home both interior and exterior, carpentry, minor plumbing or electrical.
- Prioritizes work to ensure that any safety concerns, either interior or exterior in the home, are addressed in a timely manner.
- May be assigned to move furniture or equipment, as needed.
- Maintains all equipment, assigned vehicle in a satisfactory and clean condition.
- When working in residences ensures that there are no hazards for residents or staff and that everything is clean and secure when leaving for the day.
- Perform appliance repairs including washers, dryers and other small appliances as well as prepping lawn mowers and snow blowers.
- Other duties as assigned by the Director of Maintenance and Capital Projects.
Preferred Qualifications
- Knowledge of the methods and techniques used in the maintenance heating, air conditioning , electrical and plumbing
systems - Knowledge of standard preventative, maintenance procedures, used in connection with Residential structures and
heating, ventilation, and air conditioning systems - Knowledge of the types and uses of handheld power tools, such as drills, electric hand, saws, and small hand tools, such
as hammers and wrenches - Knowledge of the safety, precautions and procedures followed in Residential maintenance
- Knowledge of the equipment, materials and methods used in Residential custodial work
- Knowledge of the proper uses of cleaning supplies and materials.
- Skill in the use of handheld power tools, such as drills, electric hand saws, and small hand tools such as hammers and
wrenches - Ability to understand, explain and apply the provisions of the laws, rules, regulations, procedures, guidelines,
specifications, policies, and standards governing assigned Residential activities. - Ability to read and interpret documents, such as plans, specifications, blueprints, and drawings
- Ability to follow oral and written instructions
- Ability to communicate effectively in oral expression.
- Ability to maintain accurate records.
- Ability to write clearly and effectively
- Ability to supervise, including planning and assigning work according to the nature of the job to be accomplished, the
capabilities of subordinates and available resources; controlling work through periodic reviews and /or evaluations;
determining subordinates' training needs and providing or arranging for such training motivating subordinates to work
effectively; determining the need for disciplinary action and recommending or initiating disciplinary action. - Physical Stamina and endurance.
- Mechanical aptitude and manual dexterity
- Ability to establish and maintain harmonious working relationships with others
Agency Requirements:
- Must be at least eighteen (18) years of age.
- Possess a current and valid Massachusetts Class D Motor Vehicle Operator's license or equivalent license from the
state in which you reside.
Please Note:
- Schedule: 8AM-4:30PM Monday-Friday. Days Off: Saturday and Sunday.
- This position is based out of Waltham.
- Travel is required.
- Stand by status may be required based on operational needs of the agency.
- Although this is a Supervisory role, it is a hands-on working position.

Minimum Entrance Requirements:
Applicants must have at least (A) three years of full-time, or equivalent part-time, experience in building maintenance, the major duties of which included (1) maintaining and/or repairing plumbing, electrical, heating, ventilating and/or air conditioning systems and/or (2) building custodial services and (B) of which at least one year must have been in a supervisory capacity.

Salary placement is determined by a combination of factors, including the candidate's years of directly related experience and education, and alignment with our internal compensation structure as set forth by the Human Resources Division's Hiring Guidelines. For all bargaining unit positions (non-management), compensation is subject to the salary provisions outlined in the applicable collective bargaining agreement and will apply to placement within the appropriate salary range .
