What you will do

We are looking for an astute, determined professional like you to fill the position of Investment Vice President within our US Transactions function, covering industrial investments nationally. You will showcase your success through collaboration, ownership, and innovation. Your expertise in emerging trends and practices within the logistics space will help identify new investment opportunities, drive portfolio strategy, and build upon our competitive edge.

The successful candidate will work directly with the head of industrial investments to execute broad-based investment activity nationally with a focus on programmatic joint ventures, portfolio recapitalizations, and/or structured equity, and entity-level transactions. This individual will be responsible for all aspects of sourcing, underwriting, structuring, negotiating, and closing commercial real estate acquisitions, developments, and joint ventures and will assist in managing a small team of junior professionals in support of the industrial team's activity.

The current industrial transactions team is located in Newark, NJ and looking for a candidate who will be located in either Los Angeles or San Francisco. While not on business travel the expected employee work arrangement is for a minimum of three days in the office.

What you can expect

  • Handle all areas of due diligence, underwriting, deal modeling, deal structuring, financing, negotiation of deal terms and transition to the industrial asset management team
  • Develop and cultivate strong relationships with real estate owners and operators, brokers, investment bankers, joint venture partners, and other industry players
  • Work closely with the regional transactions teams to identify, analyze, and present new/unique real estate investment strategies to deliver on fund and firm objectives
  • Present potential transactions to PGIM Real Estate portfolio managers across all PGIM Real Estate's US investment funds; present investments to the investment committee
  • Work with the industrial asset management team to monitor operational activity across our extensive existing portfolio, validate underwriting, and create business plans for new investments as well as providing support for existing assets as necessary
  • Manage a small team of junior professionals to maximize productivity of the ECM group, develop their skillsets and expertise, and support their overall career progression

What you will bring

  • Bachelor's degree required; Finance or Real Estate strongly preferred
  • Minimum of 8 years of commercial real estate investment or capital markets experience including sourcing, structuring, and closing real estate transactions
  • Experience in originating individual and portfolio transactions directly and/or through joint ventures
  • Excellent interpersonal, communication, and negotiating skills
  • Excellent quantitative skills and demonstrated analytical ability including underwriting and financial analysis
  • Superb organizational skills and detail orientation with ability to manage multiple projects simultaneously
  • Understanding of risk management, portfolio diversification, and asset management

  • Existing relationships within the US industrial real estate sector
  • Involvement in national or regional industrial professional groups (i.e. NAIOP)
  • Willingness to travel to different markets while sourcing transactions, overseeing development projects, and to attend industry events

Note: Prudential is required by state specific laws to include the salary range for this role when hiring a resident in applicable locations. The salary range for this role is from $180,000 to $205,000 Specific pricing for the role may vary within the above range based on many factors including geographic location, candidate experience, and skills. Roles may also be eligible for additional compensation and/or benefits. Eligibility to participate in a discretionary annual incentive program is subject to the rules governing the program, whereby an award, if any, depends on various factors including, without limitation, individual and organizational performance.
