What You Will Do

You will be part of a team of investment professionals within our Transactions department. Based in Singapore, you will be involved in originating investment and divestment activities across Asia. This role reports to the Head of Transactions. The role will include the following:

  • Deal Sourcing - provide support to the senior transaction manager in sourcing transactions
  • Initial Evaluation - Preliminary analysis of each deal and preparation of first-read to the investment committee for information.
  • Detailed Evaluation - Conduct market research, financial analysis and seek advice on the most tax-efficient investment structure.
  • Deal Team Management - To assist to set up the Deal Team (which comprises various members from Portfolio Management, Asset Management, Legal, Finance, Operations and Compliance) and coordinate between the various internal stakeholders to manage the deal process and ensure smooth execution of the deal.
  • Key Terms and Negotiations - To assist the Deal Lead in the negotiation of the transactions. To assist with the review and detailed preparation of the legal documentation, with assistance/input from internal and external legal counsel.
  • Due Diligence & Documentation - Manage and coordinate the financial, tax, legal and technical due diligence process. Ensure the proper documentation of relevant reports and information.
  • Financing Preparation - Procure bank financing term-sheets. Assist to finalize the loan documentation in consultation with the Head - Finance.
  • Structure Set-up - Coordinate and assist with the incorporation and set-up of various company structures for each transaction.
  • Funding Preparations - Coordinate and prepare the information required for capital contributions and funding requirements for each transaction.
  • Regulatory Approvals - Assist in the procurement and compilation of the relevant documents for submission to government agencies.
  • Help to manage the post-signing transition to Asset Management
  • Collaborate with our regional offices in Asia and Europe as well as external service providers or advisors.
  • Assist the Head of Transactions and the regional management team with the formulation and refinement of the regional investment strategy, from time to time.

What You Will Bring

  • Bachelor's degree and at least 5 years of commercial real estate work experience
  • Advanced knowledge of Microsoft Excel
  • Strong understanding of real estate terms and finance concepts
  • Ability to perform market research
  • Good working knowledge of markets, investment structures and regulatory requirements.
  • Good working knowledge of transaction & related contracts and documents, with the ability to critically review analytical work for accuracy.
  • Good knowledge of due diligence process and ability to execute related processes.
  • Demonstrated project management skill through managing transaction process with internal and external parties (e.g., legal, tax, asset management, investment firms)
  • Strong quantitative skills and demonstrated analytical ability
  • Ability to operate independently and in a team environment, with good judgment and attention to detail while managing multiple projects simultaneously
  • Self-motivated with perseverance, and a hands-on, proactive style
  • Strong written and communication skills
