Responds to customer service requests including but not limited to: hot calls, cold calls, odor complaints; tests and inspects water and life safety systems (sprinklers, fire pumps, emergency generators, etc.) administers chemical treatment programs; responds to all maintenance, fire systems and emergency calls. City of Des Moines Engineers license or ability to obtain within six months, will substitute if for a state license. Must have specialized training.

Must have a working knowledge of HVAC mechanical and life safety systems, motor controls, and equipment balancing. Must have general knowledge of all codes, principles and techniques associated with the installation, maintenance, repair and operation of HVAC mechanical systems and devices. Must be knowledgeable in the operation and use of building management systems. Must have ability to install, trouble shoot, maintain repair and operate moderately complex HVAC, plumbing, or electrical system and devices. Must be able to interpret blue prints and electrical schematics.

As a Senior Technician, Facilities, you will be a team member responsible for facility maintenance services and operations including plumbing, carpentry, painting, plastering, electrical maintenance, heating, ventilation and air conditioning (HVAC) maintenance and operations, housekeeping and landscape/grounds maintenance.
Job Description
Key Responsibilities:
Uses advanced skills to perform maintenance service and repairs in a specialized technical and skilled trade (see detailed responsibilities by skilled trades below) for Nationwide facilities.
Ensures maximum operational efficiency of facilities and equipment, as well as handle all grounds and support equipment.
Ensures all systems, including utility infrastructure, are fully operational and inspected according to accepted standards and practices, including preventive maintenance schedules.
Develops and implements preventive maintenance, repair programs and procedures for structural, HVAC, electrical, mechanical and plumbing and/or refrigeration systems for the Nationwide facilities.
May act as a source of direction for training and guidance of less experienced staff.
Responds to customer service requests and responds to all maintenance, fire systems and emergency calls.
Remains familiar with, and follows, all federal, state and local safety and environmental laws and regulations.
Responsibilities by specialized technical and skilled trade:
PREDICTIVE: Serves as part of a team responsible for preventive/predictive infrastructure maintenance and repair.
STRUCTURAL: Serves as part of a team responsible for carpentry, masonry and painting and lock work as related to facility maintenance and developing solutions to issues.
ELECTRICAL: Serves as part of a team responsible for preventive/predictive electrical infrastructure maintenance and repair.
HVAC and HVAC OPERATIONS: Serves as part of a team responsible for HVAC and HVAC Controls maintenance and controls. Maintains digitally-controlled building management system (BMS); programs BMS software and software devices to accommodate new equipment, hardware, processors or alteration of existing equipment. Tests water systems, life safety systems and administers chemical treatment programs.
PLUMBING: Serves as part of a team responsible for plumbing, refrigeration and mechanical systems maintenance
May perform other responsibilities as assigned.
Reporting Relationships: Reports to Supervisor/Manager. This is an individual contributor role.
Typical Skills and Experiences:
Education: High school diploma or equivalent.
License/Certification/Designation: Industry trade certifications strongly preferred.
Experience: At least four years of proven related work experience.
Knowledge, Abilities and Skills: General knowledge specialized technical and skilled trade. For HVAC, mechanical and life safety systems, motor controls, vibration analysis and equipment balancing. Must have general knowledge of all codes, principles and techniques associated with the installation, maintenance, repair and operation of HVAC, mechanical systems and devices. Able to solve and test mechanical systems and components. Able to interpret blue prints and electrical schematics.
Other criteria, including leadership skills, competencies and experiences may take precedence.

Overtime Eligibility: Eligible (Non-exempt).
Working Conditions: Building maintenance environment. Overtime and non- standard work hours as needed. May be required to work non-standard and/or rotating shifts. May be required to work outside in various weather conditions. Requires the ability to lift and carry objects weighing over 50 ponds, and to push/move up to 100 pounds. Ability to lift, carry, walk, kneel, stoop, climb, balance, work from heights. Frequent exposure to cleaning chemicals and solutions.
