Associate Director- Maintenance Projects

The Associate Director is responsible for overseeing a portfolio of maintenance projects managed by Integrated Facility Management (IFM) Team at the Rahway, New Jersey (RY) campus. In addition, this role is also responsible for supporting day-to-day facility operations, equipment troubleshooting, maintenance and repair.
The project maintenance oversight role includes identifying and prioritizing potential projects, defining the basis and justification, ensuring the technical quality of project deliverables and assuring successful project execution within the defined scope, budget and schedule. The day-to-day facilities operations role provides engineering solutions needed to maintain existing utility and facility infrastructure.
Education:
- Bachelor's degree in mechanical or chemical engineering, or equivalent science.
Required Experience and Skills:
- Minimum 10 years of experience leading small to medium facility maintenance projects as a project manager.
- Minimum 10 years of experience renovating office and laboratory building facilities and infrastructure. This experience should include developing basis of design, assessing alternatives, developing cost and schedule estimates and supporting the commissioning of the renovated facilities.
- Working knowledge of OSHA, NFPA, Building Code, ASME and other regulatory requirements required in the design, construction and/or renovation of office and laboratory building facilities and infrastructure.
- A strong understanding of engineering principles related to utility equipment and systems, including HVAC, plumbing, electrical and building automation systems for office, laboratory and pilot plant facilities.
- Ability to develop and implement effective maintenance strategies, including preventive and predictive maintenance programs that ensure the longevity and safety of facility equipment.
- Demonstrated ability leading technical teams.
- Strong analytical skills to identify problems, evaluate potential solutions, and implement effective corrective actions. This includes troubleshooting technical issues and operational inefficiencies.
- Active demonstration of safety leadership to reinforce a strong safety culture and maintain a safe work environment.
- Excellent Communication & Interpersonal Skills: ability to effectively communicate with stakeholders at various levels, including cross-functional teams, senior management and external vendors. Strong negotiation, influencing, and relationship-building skills to ensure alignment and collaboration.

- Strategic planning and risk identification/mitigation.
- Flexibility & Adaptability: Demonstrates ability to thrive in a fast-paced and dynamic environment, with the capability to adapt quickly to changing business needs and priorities.

- Continuous Improvement Mindset: Proactive approach to identify process inefficiencies, develop solutions, and drive continuous improvement initiatives.
Preferred Experience and Skills:
- Technical knowledge of the design and operation of utilities, including HVAC, power (substations to local panels), steam generation, industrial gases, potable & non-potable water, etc.
- Technical Proficiency with project management systems and software (e.g. MS Project, P6, SAP).

U.S. Hybrid Work Model

The Company is required to provide a reasonable estimate of the salary range for this job in certain states and cities within the United States. Final determinations with respect to salary will take into account a number of factors, which may include, but not be limited to the primary work location and the chosen candidate's relevant skills, experience, and education.
Expected US salary range:
$135,500.00 - $213,400.00
