Overview:

Lenovo is seeking a dynamic and experienced Director of Real Estate to oversee our real estate management operations across the Asia Pacific (APAC) region. This role will be pivotal in driving the strategic optimization of Lenovo's real estate portfolio, ensuring alignment with our company's culture, strategy, sustainability goals, and inclusive work infrastructure.

Key Responsibilities:

  • Strategic Lease Management: Drive strategic plans for lease management, ensuring cost-effective and efficient utilization of office space across the APAC region.
  • Hybrid Working Models: Implement hybrid working models, balancing remote and in-office work to enhance the employee experience.
  • Property Integration: Integrate acquired and merged properties into Lenovo's Real Estate Management System, ensuring seamless transitions and optimal utilization.
  • Operational Efficiency: Provide subject matter expertise to identify opportunities for efficiency gains and cost savings in real estate operations.
  • Budget Management: Oversee Lenovo's APAC property spend, ensuring adherence to budget targets and optimizing financial performance.
  • Corporate Culture: Be an integral part of Lenovo's "One Lenovo" strategy by creating office environments that encourage and mold our corporate culture.
  • Compliance and Controls: Interlock with business lines to ensure compliance, business controls, and appropriate approvals for business cases.
  • Security and Crisis Management: Continuously incorporate Lenovo's security and crisis management procedures into real estate operations.
  • Employee Experience: Enhance the employee experience for a multi-generational and diverse workforce through technology, collaborative workplaces, and digital workplace solutions. Champion efforts to make Lenovo a great place to work in collaboration with HR and site leadership.
  • Site Optimization: Improve site footprint optimization strategies in multi-site cities (e.g., Japan, Bangalore) to enhance operational efficiency and effectiveness.
  • Market Analysis: Conduct market and site analysis for potential acquisition opportunities, both for lease and purchase. Assess properties and analyze market trends to make informed investment decisions.
  • Stakeholder Management: Maintain relationships with landlords, real estate brokers, owners, and developers within the assigned region. Collaborate with legal, marketing, and accounting departments to ensure comprehensive management of the real estate portfolio.

Position Requirements:

  • Experience: Minimum of 15 years of real estate management experience or facility operations in the APAC region, including at least 5 years in similar role, preferably with a Fortune 500 company.
  • Expertise: Proven experience in site security, green initiatives, budget management, and related areas.
  • Analytical Skills: Strong analytical skills with the ability to identify and implement cost-saving opportunities. Proficiency in financial modeling and valuation methods is essential.
  • Project Management: Strong project management skills with the ability to handle multiple tasks and projects simultaneously.
  • Communication: Excellent interpersonal and communication skills, with the ability to work effectively across multiple departments and business lines.
  • Team Leadership: Strong teamwork spirit and leadership skills, with the ability to lead a team to achieve organizational goals. Ability to influence senior management decision-making through excellent written and verbal communication skills.
  • Innovation: Ability to drive innovative real estate solutions that align with Lenovo's strategic objectives and enhance overall business performance.
