Description and Requirements
岗位职责:
1. 统筹管理:负责大型制造园区的日常行政后勤及物业管理工作,包括园区内外用户的入驻及装修工作,第三方合作公司管理,对接各部门物业方面的管理及沟通。
2. 资产管理:负责园区固定资产日常管理、空间盘活、证照管理,日常运营资料管理、档案管理。
3. 设施设备管理:负责园区内设施设备的日常运行、维修、维护管理,包括制冷供暖设备、强弱电设备、发电设备、电梯设备、消防设备、安防设备等。
4. 安全管理:负责安全、消防系统的管理、检查、维护和更换,制定并监督执行安全规章制度,处理突发性事件。
5. 环境管理:负责园区内的绿化、公共区域保洁、污废清理、处置等工作,确保良好的工作环境。
6. 投诉处理:定期组织客户走访、满意度调查、收集并整理各用户意见反馈,制定解决方案,处理园区内各用户的投诉和反馈。
7. 培训计划:负责制定物业各项设备运行、消防及安全的培训计划并监督实施。
8. 成本控制:负责本园区年度预算及日常费用控制,园区内用户日常费用核算、开票和收缴,包括租赁费、水电费、物业费等。
9. 政府协调:与当地公安、消防、安监、城管、社区等政府部门及水、电、气等公用事业单位保持良好关系。。
10. 应急处理:组织物业团队及园区用户日常应急演练,处理紧急事件,并在事后进行总结和学习。
