The Role

The Director Associate, Global Real Estate & Facilities Operations, plays a pivotal role in driving operational excellence and strategic program execution across the global real estate and facilities portfolio. This position acts as a key support to the Director of Operations, focusing on PMO governance, global program oversight, operational efficiency initiatives, and communication and engagement. The ideal candidate will be a highly organized, strategic thinker with a strong track record of project management, stakeholder engagement, and process improvement within a global environment.

Responsibilites:

1. Project Management Office (PMO) Governance & Support:

  • Establish and Maintain PMO Standards: Develop, implement, and maintain global PMO standards, methodologies, and best practices for real estate and facilities projects.
  • Provide PMO Guidance and Support: Offer guidance and support to regional Project Managers (PMs) on project planning, execution, monitoring, and reporting, ensuring adherence to established standards.
  • Develop and Manage Project Reporting: Create and manage standardized project reporting templates, dashboards, and metrics to track project progress, risks, and performance.
  • Conduct Project Audits and Reviews: Conduct regular project audits and reviews to ensure compliance with PMO standards and identify areas for improvement.
  • Facilitate Knowledge Sharing: Foster a culture of knowledge sharing and collaboration among PMs through regular meetings, workshops, and online platforms.

2. Global Program Oversight & Launch:

  • Lead Global Program Initiatives: Oversee the planning, execution, and implementation of global real estate and facilities programs and initiatives, ensuring alignment with strategic objectives.
  • Develop Program Plans and Timelines: Create comprehensive program plans, timelines, and budgets, and track progress against key milestones.
  • Manage Program Risks and Issues: Identify, assess, and mitigate program risks and issues, escalating as necessary to the Director of Operations.
  • Coordinate Cross-Functional Teams: Coordinate and collaborate with cross-functional teams, including regional real estate teams, finance, IT, and legal, to ensure successful program delivery.
  • Support Global Program Launches: Develop and execute comprehensive launch plans for new global programs, ensuring smooth implementation and adoption.

3. Communication & Engagement Management & Team Leadership:

  • Lead and Manage the Communication & Engagement Team:
  • Directly manage the team member responsible for developing and executing comprehensive communication plans.
  • Provide guidance on best practices for stakeholder engagement, including organizing and facilitating meetings, workshops, and events.
  • Ensure the creation of a comprehensive engagement plan, using surveys, focus groups, and direct interactions to gather stakeholder feedback.
  • Oversee the analysis of feedback data to inform actionable improvements.
  • Implement a process to track engagement measurement progress, ensuring continuous improvement of the engagement plan.

Required Skills and Experience

  • Proven experience in global workplace strategy, space management, or related fields.
  • Strong background in data-driven decision-making and technology adoption for workplace solutions.
  • Exceptional leadership and collaboration skills, with the ability to influence and build relationships at all levels, internally and externally to deliver effective services.
  • Exceptional organizational skills with the ability to focus on details while not losing sight of the big picture.

Preferred Skills and Experience

  • Bachelor's degree in a relevant field; advanced degrees or certifications preferred.
  • Proficient in Microsoft Office suite software applications
  • Ability to work independently and as part of a team.

Compensation

The compensation range for the position in the U.S. is $116,760 to $221,880 based on a full-time schedule. Your actual compensation may vary depending on your geography, job-related skills and experience. For part time roles, the compensation will be adjusted appropriately. The pay or salary range will not be below any applicable state, city or local minimum wage requirement.

There is a different appliable compensation range for the following work locations:

California:$128,400 to $266,040

Colorado: $116,760 to $221,880

New York City: $140,040 to $266,040

Washington: $128,400 to $243,960

Washington DC: $128,400 to $243,960

This position will be eligible for Kyndryl's discretionary annual bonus program, based on performance and subject to the terms of Kyndryl's applicable plans. You may also receive a comprehensive benefits package which includes medical, vision and dental coverage, disability, retirement benefits, paid leave, and paid time off. Note: If this is a sales commission eligible role, you will be eligible to participate in a sales commission plan in lieu of the annual discretionary bonus program.
