JOB DESCRIPTION
Support the company's division and landlord interface efforts by reviewing and processing estoppel and SNDA requests and negotiating ongoing property right requests with landlords or adjacent property owners. Support divisions' miscellaneous needs including asset management requests and standardized property level reporting. RESPONSIBILITIES
- Review, negotiate and process all property right requests from landlords and adjacent property owners; compose legal documents that accurately reflect negotiated terms and collaborate with Real Estate Counsel for approval
- Partner with division leadership to recommend property right decisions in the divisions and the company's best interests; produce alternative revenues for the company through property right monetization efforts

- Maintain numerous daily, quarterly and annual property-level reports and distribute to department and division leadership on a timely and accurate basis
- Provide support for the divisions, including communication with landlords on labor relations, highway signage requirements, department of transportation issues and approvals for outside selling; respond to divisions with clear communication
- Work closely with Strategy & Finance and Corporate Real Estate areas to leverage lease restructuring opportunities with landlord interface opportunities
- Provide general support to the Real Estate department, including file management, word processing, coordinating correspondence, intake of notices and coordination of follow-up action, review documents, maintain deadlines, and provide status updates
- Utilize technology to provide visibility to portfolio, regional, divisional and asset level data, including lease obligations, owned assets and landlord interface needs
- Review, interpret, negotiate and process all estoppels and Subordination, Non-Disturbance Agreements from landlords or adjacent parties with highest level of accuracy and in time-frames pursuant to our legal agreements

QUALIFICATIONS
Minimum
- Any extensive experience utilizing real estate accounting and lease administration systems for example, Yardi, MRI, Timberline, or JD Edwards
- 1 year of experience in real estate including lease administration, real estate transactions and/or contracting
- Excellent oral/written communication skills
- Strong follow-up and accountability skills
- Ability to work with internal/external customers and vendors in a professional manner
- Demonstrated ability to quickly learn and understand highly technical documents, concepts and terms
- Strong interpersonal skills and ability to develop others
- Ability to define problems, collect data, establish facts and draw valid conclusions
- Ability to prioritize/multi-task while providing accurate/on-time results
- Demonstrated ability to maintain confidentiality and protect sensitive information
- Strong attention to detail
- Strong analytical and problem-solving skills
Desired
- Any experience using Kroger internal systems, including REM, Content Manager, Site Folio, Business Objects and CompWatch, CARs, I-payables, Vendor Payables and BzO or similar systems
- 1 year of experience successfully providing technical lease administration or paralegal services
- Understanding of real estate industry best practices, legal document types and real estate technology systems
