As a Manager of North America Acquisitions within Campbell Global's Acquisition team, you will work in close collaboration with the Director of North America Acquisitions, providing support for U.S. forestland acquisition activities. Your role will involve managing projects related to potential property acquisitions, overseeing forestry due diligence, guiding and validating the property valuation process, and creating presentation materials for prospective acquisitions.
Job Responsibilities
- Lead the overall acquisition opportunity valuation process through collaborative interaction with Operations, Resource and Valuation Solutions, Portfolio Management, Forest Economist, Log Accounting, Impact and Sustainability, and Legal and Compliance departments.
- Support the development of Allocation Committee and Investment Committee materials for qualifying acquisition opportunities, including transaction scope, risk factors, cost budget, and audit compliance.
- Develop effective working relationships with CG field personnel, guide their engagement on potential acquisitions, including documentation of field due diligence matters and valuation modeling assumptions, and ensuring consistency with CG acquisition processes.
- Work closely with CG Resource and Valuation personnel to coordinate and validate results of forest modeling, inventory verification and GIS activities related to forest due diligence and valuation modeling.
- Work closely with the relevant CG portfolio investment, Impact and Sustainability, and carbon modeling teams, to incorporate forest-related sustainability and responsible investment considerations into valuations and presentation materials.
- Work closely with CG Land Use team to identify alternative revenue opportunity, evaluation of real property documents, and assist with acquisition closings and compilation of transaction documents.
- Maintain acquisition opportunity data rooms, and timberland market transaction databases.
- Assist in negotiations with sellers and buyers, and management of outside counsel and third-party vendors.
- Support development and implementation of CG Acquisition processes.
- Represent CG professionally and at all relevant levels of internal and external interface to support and maintain a positive culture and public image.
Required qualifications, capabilities and skills
- B.S. in Forestry or related field.
- Five years' relevant work experience in timberland operations management including material and varied forest inventory, harvest scheduling, operations budget development, harvesting supervision, and reforestation.
- Possess fundamental technical skills and understanding of forest inventory methods, growth and yield, and harvest schedule optimization
- Demonstrated knowledge of forest operations of core North America timberland regions, including silviculture regimes, best practices and regulatory compliance.
- Excellent critical thinking and analytic skills, written and oral communication skills, and presentation skills.
- Demonstrated ability to lead multi-disciplinary teams and project management with a proven ability to work collaboratively and effectively with people at all levels.
- Ability to travel freely to conduct acquisition opportunity site visits.
Preferred qualifications, capabilities and skills
- Proficient understanding of forest economics, and a demonstrated knowledge with qualitative and quantitative investment analysis-principles and concepts.
- Experience in Woodstock forest modeling and timber investment modeling.
- Basic understanding of forest valuation and appraisal processes and methods.
- Basic understanding of environmental due diligence reports, land titles and records, and standard operational terms and agreements.
