Business Overview

Our Global Alternatives (Alts) - Real Estate Asia Pacific (RE APAC) business was established in 2006 and creates value for our clients through the selective acquisition and proactive asset management of real estate properties and the management of joint ventures with operators and developers across the Asia Pacific private real estate markets.

In Japan, the team manages over 200 properties with over 12,000 tenants. Real Estate APAC business has teams across Hong Kong, Singapore, Seoul, Sydney, and Tokyo and invests across the risk/reward spectrum.

The Role

As an Asset Manager based in Tokyo, reporting to the Head of Asset Management, Real Estate Asia Pacific, you will be responsible for asset management of all of the investments in Japan made by multiple strategies through proactive asset management as set forth below:

Job Responsibilities

  • Responsible for strategic asset management over a diverse portfolio of assets across the office, logistics, and living sectors
  • Identifying and executing value maximization strategies across investments through leasing, capital improvements, redevelopment/development/repositioning activities
  • Responsible for proactive management of property managers and leasing programs for optimal occupancy and rental reversions
  • Preparing annual property level budgets and hold/sell analysis (including cashflow IRR projections)
  • Preparing quarterly valuation memos
  • Reviewing Acquisitions underwriting (reasonableness of assumptions, onsite due diligence, lease reviews, analysis of technical consultant reports)
  • Perform analysis of markets and demographic studies
  • Reviewing external client presentations. Assist in pitching materials for prospects and quarterly reporting for both internal and external client needs, including quarterly reports, valuations, webcasts
  • Partnering with Real Estate Asia Pacific's dedicated Sustainable Investment Manager for ESG + Resiliency activities
  • Conduct oversight on property level debt financing
  • Perform analysis and execution of asset divestments

Required Qualifications, Capabilities, and Skills

  • Bachelors degree graduates
  • 4+ years of experience with real estate asset managements and investments including financial modeling, underwriting, and valuation of real estate investments
  • Confident and articulate communicators with strong interpersonal skills
  • Advanced analytical skills and attention to detail
  • Strong teamwork skills, judgment, and discretion
  • Strong proficiency in Microsoft Excel, Word and PowerPoint
  • Full written and oral fluency in English and Japanese

Preferred Qualifications, Capabilities, and Skills

  • Masters degree
  • Leasing, brokerage, and/or capital markets experience
  • Familiar with intelligent automation tools such as Alteryx, Python, UI Path, Tableau
