The Director, Real Estate is accountable for collaborating with regional business leaders and E&PS staff to define and execute regional Real Estate/property strategy. They are accountable for to serve as an active Business Solution Partner for key partners by establishing meaningful business connections within the sector.

This role reports into the Senior Director, RE Americas responsible for all real estate activities in region and serves as the senior real estate contact for the region. This role is a player coach and includes translating business strategies into real estate strategies and ensure sector footprint strategies are integrated with the global planning strategy and processes, including collaboration with appropriate members of E&PS. Leads the regional team to proactively develop and align Regional and Sector strategies to meet Operating Company and J&J enterprise needs.

Key responsibilities:

  • Actively engages in regional real estate portfolio pipeline management reviews to ensure decisions are made in advance of critical events
  • Reports regional project status to stakeholders and business partners
  • Leads feasibility study development that evaluates viable alternatives and balances business needs with enterprise direction and affordability
  • Drive property acquisition and disposition activities in collaboration with Transaction Manager(s) and/or the RE Special projects lead --- including reviewing statement of requirements by the business and real estate due diligence analysis, providing guidance on options, managing Letter of Intent, RFPs, leading all aspects of the negotiation of leases and purchase sale agreements
  • Actively manages the internal socialization for RE led activities within region
  • Day-to-day management of the portfolio including new lease requirements, renewals, subletting, lease surrenders, restoration issues, credit control and other property matters in collaboration with Senior Director of RE Americas
  • Serve as E&PS core team member and connects with J&J Operating Company/Affiliate business leaders, facility site managers, J&J corporate functional groups, and vendors to develop and implement strategies that meet local (site) and regional requirements and are consistent with established J&J Worldwide Procedures and E&PS policy
  • Identifies and defines regional business opportunities and develop appropriate solutions to optimize IM portfolio
  • Responsible for ensuring adherence to RE portfolio reporting and management of real estate activities
  • Supports the implementation of enterprise strategies through regional oversight to attain and maintain best-in-class office, warehousing and manufacturing footprint utilization
  • Develops the talent of team members and builds a culture of continuous improvement driven by metrics, benchmarking and standard methodologies
  • Supports optimization of real estate assets by delivering benchmarking and leading practices information to Planning and Transaction Managers for execution
  • Develops strategies to reduce costs, generate cash and reduce the real estate footprint to achieve annual regional targets
  • Drives continuous improvement in the quality and efficiency of transaction management, lease administration and customer relationship management
  • Support integration of Acquisition and Divestiture activities in region


Qualifications

Education:

  • A minimum of a bachelor's degree in finance, Real Estate, Engineering, Business Architecture or related field is required
  • MBA or master's degree in in Finance, Real Estate, Engineering, Business Architecture or related field is preferred.

Experience and Skills

Required:

  • A minimum of 10 years of corporate real estate or equivalent experience in facilities management, engineering or corporate services
  • Real estate portfolio management, project management, technical, financial, facilities management skills
  • Demonstrate creative solution development, innovation, integrity, business acumen and sound judgment
  • Must possess excellent interpersonal and communication skills (written and verbal)
  • Excellent relationship management and the ability to work effectively across cultures, divisions and levels of the organization
  • Must be able to prioritize numerous projects simultaneously

Preferred:

  • Existing business relationships within CRE
  • Have significant record of success working in the region.

Other:

  • Proficiency in English language is required; Spanish is preferred
  • This position will require up to a 25% of domestic travel

The anticipated base pay range for this position is $146,000 to $251,850.

The Company maintains highly competitive, performance-based compensation programs. Under current guidelines, this position is eligible for an annual performance bonus in accordance with the terms of the applicable plan. The annual performance bonus is a cash bonus intended to provide an incentive to achieve annual targeted results by rewarding for individual and the corporation's performance over a calendar/performance year. Bonuses are awarded at the Company's discretion on an individual basis.

Employees and/or eligible dependents may be eligible to participate in the following Company sponsored employee benefit programs: medical, dental, vision, life insurance, short- and long-term disability, business accident insurance, and group legal insurance. Employees may be eligible to participate in the Company's consolidated retirement plan (pension) and savings plan (401(k)). This position is eligible to participate in the Company's long-term incentive program.

Employees are eligible for the following time off benefits:

  • Vacation - up to 120 hours per calendar year
  • Sick time - up to 40 hours per calendar year; for employees who reside in the State of Washington - up to 56 hours per calendar year
  • Holiday pay, including Floating Holidays - up to 13 days per calendar year
  • Work, Personal and Family Time - up to 40 hours per calendar year
