The Global Real Estate Team manages the global IBM Real Estate Portfolio which includes 1,400 locations and 78 million square feet worldwide, made up of Office, Data Center, Manufacturing, Development and Lab space. The cross-functional team is comprised of highly skilled professionals in engineering, finance, business controls, project management, IT, architecture, design, environmental, energy, operations and facilities management. As business enablers and advisors, we collaborate to drive client solutions and enhance the IBM workplace experience and reinforce culture.

Your primary responsibilities will include:
  • Lead Design and Construction (D&C) projects of various sizes, scopes, and types across designated region mainly for IBM Poughkeepsie site.
  • Provide oversight for design, construction and project management suppliers.
  • Hold accountability for all project specific change management pertaining to design, scope, and contract modifications.
  • Negotiate and drive maximum cost benefits with external providers.
  • Serve as the key contact for all internal stakeholders and external service providers related to the project and engage in user stakeholder management and communication from initiation phase through project completion.
  • Engage stakeholders and business units as necessary to develop project scopes to be estimated by project management service providers and maintain current regional costs for the design standards and guidelines, to be used for initial budgeting and validation of service provider estimates.
  • Act as the approval body for all business case inputs (design costs, schedule, budget, risk, landlord scope and initial client requirements and associated cost).
  • Prepare and issue RFPs, Level Bids for scope and cost, and provide recommendations for award.

Required Technical and Professional Expertise

  • Minimum 15 years as a Construction Project or Program Manager
  • Experience with projects ranging from $200k to $150M+
  • Comprehensive understanding and knowledge of Project Management
  • Understanding of project schedules and finances

Preferred Technical and Professional Expertise

  • Experience as an Owners Rep
  • Experience managing Labs/ Data Center/ Infrastructure Projects
  • Professional Engineer Degree
