Introduction

ISA CRM Leader. Request internal hire in ISA, Relationship Manager for local client leaders and site location executives (SLEs) for all sites within the Bangalore region. Real Estate single point of contact for the clients to govern and coordinate all project, facility, leasing requests, resources, status, and activities within the region. Today, Bangalore portfolio stands at 2.6Msqft and will grow to +3M sqft by 2nd half of 2025 and improved BU alignment and coordination is required to manage the client engagements and portfolio.

Your role and responsibilities

Relationship Manager for local client leaders and site location executives (SLEs) for all sites within the region. Real Estate single point of contact for the clients to govern and coordinate all project, facility, leasing requests, resources, status, and activities within the region. Total expense budget for region and for the brands within the region. Partner with clients to collect and generate requirements and scope for space and investments. Business engagement lead for all Real Estate initiatives, communication, and change management. Proactively engage business leaders at each location to develop investment prioritization and provide status updates on the execution of key strategies. Integrate with clients throughout the region on business planning, goals, problem statements and solutions. Partner with clients and real estate support functions (Transactions, Construction, Design and Facility Management) to enable performance. Optimize cost and efficiency, delivering shareholder value for each location within the region. Embedded within the business at each location, participating in client's goal setting and business planning process. Client escalation and issues management. Review and utilize data and operational reports to identify outliers, opportunities, and garner insights over the delivery of real estate services across the region. Deliver business intelligence and reporting to the clients. Real Estate lead to coordinate and provide the voice of the client for all real estate pilots and test and learns. Acquisition, renewal, and disposition planning. Develop fact-based scenario planning and educate the business on context, drivers, and options. Educate the clients on emerging trends and alternatives in real estate. Drive more agility in the regional real estate portfolio. Workplace and occupancy planning. Forecast and management of demand and capacity. Conduct quarterly business reviews for locations within the region. Understand the full array of stakeholders, purpose of requests and relationship accountability to avoid duplication of effort, false starts, and confusion. Coordinate and lead all engagement and status meetings, including but not limited to annual, quarterly business reviews monthly real estate updates and weekly operational reviews. Ambassador for GRE transformation, strategy, and initiatives inclusive of sustainability and innovation. Align on geographic strategies with Portfolio Strategy and Transactions team.

Provide leadership, direction and decision making to implement the facility management SLAs and strategic investments. Total geography portfolio budget accountability for maintenance, repairs, and utility line items. Vendor management lead for the facility management service provider(s) within the geography. Administer and governance over the facility management contract and drive vendor performance against contractual SLAs and KPIs. Facilitate the development, prioritization and execution of a multi-year expense and capital investment plan for the portfolio. Ensure that the facility management and site operations teams conduct business within all company and real estate policies, processes, and contract terms. Hire, train and manage staff directly. Develop high performing teams, growing talent, skills, capabilities, and succession planning. Provide direction, set goals and objectives to ensure all the regions manage consistently and deliver facility management and site operations efficiently. Manage distribution of workload and establish and review performance metrics for the team, personnel, service providers and vendors. Grow the company brand within the geography and throughout the industry. Geography real estate interface lead with key shared services business leaders that are depended upon to deliver Facility Management, including CH&S, CEA, Procurement, CIO, and Security. Focus on the delivery and continuous improvement of employee experience. Geography real estate lead for crisis management team. Ensure continuous operations of all critical infrastructure and technical locations within the geography
Scenario and contingency planning, preparation and development of emergency response and disaster recovery plans. Future focused, foresee gaps, trends and influences the direction of the facility management team across the organization. Challenges the way things are done, leveraging benchmarking while providing broad industry perspective and leads the change and transformation of how facility management and site operations is delivered. Bring innovation to the workplace, continuing to evaluate alternative methods that drive efficiency and improve processes, work methodologies, budgets, schedule, quality, risk, and customer experiences. Authorized to obligate the company for capital of X and expense of Y. Partner with finance and service provider leadership to develop a roadmap for continuous delivery of operating expense reductions. Lead the moves, adds and changes (MAC) function through the Space Management Leaders within the geography. Lead the technical engineering function for all critical infrastructure and technical locations throughout the portfolio. Accountable for risk management, security and safety of clients, employees, and vendors throughout the geography. In partnership with the environment and energy team, drive sustainability and energy programs, enhancing the IBM brand and driving efficiency. Active member of the GRE Facility Management council, driving uniform and consistent delivery of services, innovation, transformation, and client experiences.
