  • Independently manage multiple real estate development projects of up to $10 million in value! This is including renovation, expansion of FM Global corporate office and testing facilities and HBRE Commercial properties. This will be to control cost, schedule, and quality while following local and FM Global Standards.
  • Scope Management- Gather information from the client and summarize in a project scope summary for approval. Identify items that are not aligned with HBRE/FM Global Standards and develop solutions. Identify any risk associated with the project and analyze/ mitigate using proven methods.
  • Cost Management- Develop a total project budget by seeking vendor/contractor estimates through the bid process. Vet contractor bids against the project scope and identify discrepancies and correct. Identify value engineering opportunities. Working with the leasing manager, obtain tenant consent for all costs as required by the lease. Tracking construction budgets with accounting to compare planned versus actual and implementing any cost saving tools/value engineering to bring the project back on track.
  • Schedule Management- Identify Clients schedule requirement and align/coordinate vendor/contractors that can meet that schedule. Ensure accurate completion of assigned project construction activities. Monitor the project team's progress to ensure timely completion of projects and alignment with contract demands.
  • Quality Management- Apply the details of the scope summary to construction documents and site activities. Ensure that assigned projects are reviewed by FM Global engineering and ensure that any FM Global recommendations are implemented. Coordinate the installation of all required physical security scope. Manage project warranty programs with vendors, contractors and sub-contractors as required. Assist the client through the move in and break in period to ensure they have a seamless transition. Completion of the punch list items in a timely manner. Initiating a solid foundation for a lasting relationship for tenant retention and reduced turnover costs. Inspect project construction sites for adherence to project requirements.
  • Communication Management- Maintain open and frequent lines of communication between all project stakeholders and actively manage information that is communicated. Manage the expectations of the tenant representative when coordinating the design, construction, and move process. Work as the liaison between the tenant and the facilities department for any capital projects for the building. Coordinate any building service disruptions and communicate their timeline.
  • Review and provide comment on architectural/engineering construction documents and specifications for constructability and design intent based on project requirements

  • 4 Year College Degree/Bachelors in Business, Architecture, Engineering, Construction Management
  • 10+ years of project management experience for real estate development projects
  • Travel to project sites primarily located in Rhode Island while occasionally supporting projects in Massachusetts as the need arises.
  • Knowledge of the principles, practices and applications of contract administration and project management for several, concurrent time sensitive projects.
  • Understanding of AIA construction documents.
  • Client Interface and Project Team Relationship Management.
  • Experience with budget, milestone, schedule management.
  • Request for Proposal generation, interviewing, analysis and recommendations of project team assembly.

The hiring range for this position is $114,300 to $142,800 USD. The final salary offer will vary based on individual education, skills, and experience.
