Job Title: Senior Manager - Project Delivery

The Purpose of Your Role

The Senior Project Manager (SPM) is an important member of the Project Delivery Team. This role provides project and regional support to the Fidelity Investments' Real Estate Team. The SPM manages and coordinates various sized real estate projects through phases of design, permitting and construction in the Midwest Region.

The SPM provides proactive, forward-thinking leadership for their projects by actively handling project workload, connecting various team members, providing organizational context/standard processes, finding new ways to improve project delivery, cost efficiency, and compliance with regulatory and corporate standards and creating team development opportunities. The SPM operates as the principal project representative delivering projects that exceed business partner expectations on time/budget. This role demands strong stakeholder management, risk mitigation, and the ability to drive multiple projects from initiation to completion while upholding Fidelity's sustainability and workplace safety standards.

The Expertise We Are Looking For

  • 5-10 years of experience in project management, specifically in real estate, construction, or workplace fit outs.
  • A bachelor's degree in architecture, interior design, engineering, or construction; a graduate degree in a business, finance, management, real estate and/or construction management is preferred or equal experience in the industry.
  • Proven expertise in handling design and construction projects, with a focus on quality, cost control, and timely execution.
  • Strong knowledge of labour laws and compliance regulations in India, ensuring adherence to statutory requirements and corporate policies.
  • Experience in vendor management, contract negotiations, and managing external partners such as consultants, architects, and general contractors.
  • Familiarity with sustainability practices and the integration of energy-efficient solutions in real estate projects.
  • Proficiency in project management tools (e.g., MS Project, Kahua, AutoCAD) and an understanding of financial planning and budgeting.

  • Knowledge of project management, design, engineering, construction and real estate industries and industry groups
  • Familiarity with standard industry contracts (AIA documents) and certifications (LEED/ISO), standard project processes and durations, standard building engineering, operations and technology processes and infrastructure
  • Ability to effectively prioritize tasks and make sound decisions by soliciting input from others and considering tradeoffs. You present options and the relevant analysis and reasoning to leadership as needed.
  • Effective communication and organizational skills, ideally with executive presentation skills
  • Ability to communicate professionally, with tact and diplomacy, to represent Fidelity appropriately. Must demonstrate interpersonal awareness, recognizing impact on others and adapting to be effective in different situations.
  • Comfortable adapting to new and changing business areas and taking initiative to drive projects forward and deliver value in a complex, cross-functional working environment.
  • A keen sense of ownership, accountability, and involvement. You can demonstrate initiative, commitment, and strong work ethic.
  • You can maintain a high level of confidentiality.
  • Deep understanding of Indian labour laws and ability to ensure contractors and subcontractors comply with legal and ethical labour practices.
  • Expertise in identifying project risks, developing mitigation plans, and ensuring projects meet safety and regulatory requirements.
  • Strong ability to collaborate with internal teams, business leaders, landlords, consultants, and regulatory bodies.

The Value You Deliver

  • Leading the coordination of scope, schedule, budget and allocation of resources and project delivery standards for all assigned projects.
  • Developing, monitoring, measuring, and forecasting the program level budgets for all projects within an assigned portfolio.
  • Working collaboratively with other FREC departments, Fidelity service providers, external vendors, project stakeholders and regulatory agencies (such as building code and inspection officials).
  • Leading complex project delivery through all phases of design, permitting, construction and occupancy in accordance with FREC design and engineering guidelines.
  • Identifying and evaluating options and alternative solutions to best meet program goals
  • Setting expectations and completing projects within allotted budgets and schedules while meeting/exceeding business partner needs, enterprise guidelines and business objectives
  • Developing schedules, budgets, and cash flow forecasts for assigned projects.
  • Preparing solution options, project budget cost/schedule estimates and documentation (e.g., business case) for project funding authorization.
  • Presenting to and engaging appropriate parties to obtain funding approval.
  • Leading the pre-qualification and bid evaluation process for consultants, contractors, and other outside vendors, responsible for final vendor selection.
  • Negotiating contract terms/conditions and ensuring compliance with contracts for all consultants/vendors
  • Sustainable & Future-Ready Spaces: Contribute to Fidelity's sustainability goals by integrating smart building solutions and energy-efficient designs.
  • This role is critical in shaping the future of Fidelity's workplace experience in India, ensuring world-class infrastructure, compliance, and operational excellence.
