Job Summary

The Treasury Manager - xScale Capital Markets reports to the Treasury Director, xScale Capital Markets and will support the financial management of a global portfolio of xScale hyperscale data center developments. Key responsibilities include analyzing, structuring, and recommending new financing proposals to optimize the capital structure and financing costs of our xScale business. The Manager will also assist in managing a portfolio of existing credit facilities, working in conjunction with internal and external stakeholders, including third party lenders and joint venture partners. The Treasury Manager may also support capital markets projects for Equinix's core business. This will require partnering with global banks and financial institutions, our joint venture partners, FP&A, corporate development, tax, finance, accounting, and external legal advisors.]

Responsibilities

Capital Markets

  • Monitor the existing loan portfolio for compliance with financial covenants and prepare regular reporting for internal stakeholders
  • Assist in the structuring and negotiation of debt financings on behalf of Equinix's xScale joint venture partnerships, in coordination with the joint venture partner(s) and xScale leadership team
  • Partner with xScale corporate development and external advisors to evaluate alternative financing structures for the xScale business
  • Partner with legal, tax, accounting, and treasury operations teams to analyze xScale capital market transactions and any REIT requirements
  • Prepare detailed cash flow projections, sensitivity analyses, and investment memoranda to support decision-making processes
  • Provide support with M&A and other initiatives for xScale and Equinix's core business as needed
  • International travel may be required in support of execution of financing transactions

Qualifications

  • Bachelor's degree in finance, Real Estate, Economics, Accounting, or related field; MBA, CFA, and/or CPA preferred
  • 3+ years' experience in commercial real estate investment management (financing-focused), investment banking, private equity (real estate), or treasury (capital markets focused)
  • Proficiency in analyzing complex financial statements and creating detailed financial models
  • Knowledge and experience with various real estate debt structures, including project-level construction loans, bridge financing, and permanent debt
  • Knowledge of different real estate property types (office, retail, industrial, multifamily); experience in digital infrastructure is preferred
  • Understanding of real estate valuation methodologies and accounting principles
  • Advanced analytical and financial modelling skills
  • Advanced proficiency in Excel, Word, and PowerPoint
  • Superior oral and written communication skills
