Senior Delivery Manager

Job Summary

As a Global Senior Delivery Manager, you will play a pivotal role in delivering our Corporate Real Estate fit-out projects across the global portfolio. Your primary responsibility will be to lead the Delivery Studio, overseeing the Programme Management Office, Project Managers, and Financial Analysts, including contracts and procurement activities. This role requires a self-starter who is detail-oriented, organized, and has expert knowledge of project, program, and commercial management. In your role, you will shape and lead the day-to-day operations and output of our Delivery Studio, ensuring quality and accuracy. Reporting to the Global Director of Design, Delivery & Innovation, you will work closely with teams within Corporate Real Estate, engage with key stakeholders across Equinix, and interface with our external project partners to oversee and manage the end-to-end delivery of projects. This is an exciting opportunity to join a growing team and shape the Delivery Studio.

Responsibilities

  • Lead and manage the Delivery Studio team, including external partners, with clarity and purpose. Foster a culture of authenticity, transparency, and mastery
  • Oversee the Programme Management Office (PMO), ensuring effective project governance, reporting, and risk management, ensuring end-to-end project accountability
  • Represent a Centre of Excellence, supporting CRE colleagues globally on delivery subject matters, providing expertise and advice, including supporting materials
  • Ensure that the Delivery Studio facilitates the end-to-end process of delivering projects, including document control, information exchange, and completion of key materials
  • Develop and maintain the Project Delivery Playbook and supporting Toolkit, including templates to ensure projects are set up, managed, delivered, and reported consistently
  • Lead the dialogue with senior leadership to understand business objectives, measures of success, critical paths, influences, opportunities, and constraints impacting projects
  • Support the preparation of business cases with cost estimates, program timelines, phasing strategy, procurement approach, and benchmark information
  • Provide direction and mentorship to program and project managers, cost managers, and financial analysts, supporting professional development opportunities
  • Ensure that all projects within the portfolio are delivered on time, within scope, and within budget, considering value creation
  • Ensure that all changes to scope that have a considerable impact on cost and timeline are managed through a Change Order approval process with decisions logged and audited
  • Develop and implement best practices, methodologies, and tools for project execution and management. Hold the team accountable for following and maintaining information
  • Monitor and report on project performance, identifying and mitigating risks and issues, ensuring timely communication to impacted stakeholders
  • Oversee financial planning, budgeting, and forecasting for all projects, ensuring reports are maintained and distributed, working closely with the Finance Planning & Analysis team
  • Ensure accurate and timely financial reporting, monitoring project costs and financial performance
  • Collaborate with the financial analyst to manage project finances, including cost control, invoicing, and financial analysis
  • Develop and manage procurement strategies to ensure cost-effective and timely procurement of goods and services
  • Oversee the negotiation, drafting, and management of contracts with suppliers and vendors
  • Ensure compliance with contractual obligations and manage contract disputes and resolutions
  • Act as a primary point of contact for escalations and ensure prompt resolution of issues
  • Identify and implement process improvements to enhance the efficiency and effectiveness of the Delivery Studio
  • Work as an integrated team with the Design Studio and CRE to ensure the correct level of stakeholder engagement, project program alignment, and budget parameters
  • Be an ambassador for our Design, Delivery, and Innovation vision and philosophy, educating stakeholders and employees on the bigger picture and the why behind what we do
  • Lead procurement processes for selecting professional services, vendors, and suppliers, including technical scoring and attending interviews
  • Prepare internal delivery gateway and tollgate reviews, incorporate feedback into revisions, manage stakeholder expectations, and ensure project alignment
  • Monitor project timelines and budgets, addressing any project-related issues that may arise during the construction phase, including snagging and remedial works
  • Lead post-occupancy reviews and lessons learned, capturing any delivery-related opportunities, and providing performance feedback in Quarterly Business Reviews (QBRs)

  • Convey a senior and credible presence both internally and externally with the ability to navigate complexity to a grounded resolution and manage expectations
  • Use sound judgment and consideration in actions and decision-making, considering the wider impacts and perceptions of others, preserving the integrity of the team and CRE
  • Demonstrate sound commercial awareness and sensitivity, using frugality in both professional practice and project specification, considering value add vs. cost impact
  • Excellent attention to detail, holding themselves and others to a high-quality standard, ensuring that both content is correct, and the visual execution is consistent and professional
  • Ability to multi-task and prioritize work with a flexible approach when travel, different time zones, or long hours of work are required
  • Identify opportunities to work with greater efficiency and effectiveness, considering what needs to be done in person vs. what can be done virtually or delegated locally
  • Excellent communication and marketing skills with the ability to pivot depending on the audience, ensuring that information is clearly structured and articulated

Qualifications

  • Bachelor's in Project/Programme/Commercial Management, Quantity Surveying, or similar
  • Proven experience (~10 years) in a Project Management or comparable role
  • Proven experience managing complex projects and programs, including financial oversight
  • Experience in managing teams and collaborating with cross-functional stakeholders
  • Strong knowledge of contracts and procurement processes
  • Strong working understanding of the built environment and delivery frameworks (RIBA etc.)
  • Ability to work flexibly to accommodate regional time differences when required
  • Accredited with RICS, APM, or other relevant professional chartership
  • PMP, PRINCE2, or similar project management certification is highly desirable
