What you'll do:
Property Manager of theEaton European Innovation building Building located in Roztoky, Czech Republic. The function is responsible for the whole property smooth operation, regular revisions of technologies, maintaining technologies and the whole property, managing construction and building projects withing the current building. This role is also managing one maintanace person, relationships with vaious vendors (e.g. security, cleaninig, technicians).
"The property manager is responsible for the comprehensive management of a property and ensuring its smooth operation. Their main activities include ensuring inspections, regular checks, and servicing of equipment, coordinating and supervising the security of the building and reception (outsourcing), coordinating and supervising cleaning, maintaining stock of hygiene supplies, and ensuring activities and checks in the field of fire protection. They also organize tenders for service companies, negotiate contract terms with suppliers, prepare documents for new contracts and amendments, plan service, inspection, and control dates, including coordinating suppliers for more complex inspections, and ensure current project documentation for the building.

In the area of economic activities, they plan the annual budget for operating and maintenance costs, create an investment cost plan, control costs and compare them with the budget for the given year, prepare and check billing documents, create orders, and process the annual cost statement. In energy management, they monitor and evaluate the consumption of individual media and the efficiency of equipment, order electricity for the given year, negotiate terms, and ensure the signing of a contract with the energy supplier.
In project management, they gather documents for projects from the perspective of all affected professions, organize tenders for suppliers, create documents for designers of individual professions (drawings, technical parameters), request and select implementation companies, ensure engineering for obtaining a building permit or notification of construction, and prepare contracts for work.
Facility manager is managing one maintanace person and is responsible for relationships with various vendors connected with building operations.

Qualifications:
High School or University - technical field of study
4 years in field of the buildings maintenance, 2 years in the similar position
Skills:
knowledge of technical fields related to building maintenance; familiarity with building technical systems; knowledge of technical drawings and CAD softwares; knowledge of the OPEX, CAPEX and maintenance planning; knowledge of the project management
cooperative, accountable, problem solving abilities, time management, organisational and negotiation skills
