As of the date of this posting, a good faith estimate of the current pay scale for this position is $239,000 - $249,000. This pay scale takes into account a wide range of business factors and may change over time.

Responsibilities
- Serves as the lead Property Management (PM) Representative for assigned region/area
- Cross-functional representation of work in the assigned region/area across the organization, even if not directly managing all projects in the region
- Identify, plan, and direct process improvements and/or tracking metrics that benefit the entire PM team
- Provide technical leadership and consultation to rest of PM team - including those with significant technical knowledge and expertise
- Ability to onboard and train newly-hired PM Representatives
- Manage and address Operator-Franchisee concerns relative to restaurant premises
- Research, analyze and resolve issues raised by other organizational stakeholders that are governed by underlying real estate documents (e.g. CAM dispute, facilities repair, local store marketing violations, reimbursements for site work, parking, etc.)
- Address site constraint concerns raised at the local level by neighboring tenants, adjoining property owners and/or municipalities
- Provide guidance on legal due diligence
- Manage Eminent Domain matters (assessing impact on Chick-fil-A's site improvements, negotiate for adequate compensation for the value of the real property, etc.)
- Manage land banked properties
- Manage Chick-fil-A's surplus portfolio
- Manage any on-going environmental monitoring requirements
- Partner with real estate colleagues during lease renewal negotiations
- Partner with other stakeholders to evaluate and develop various reinvestment strategies
- Negotiate modified terms to various legal documents (i.e. Declarations, Easements, etc.)
- Negotiate additional storage, office space and other real estate opportunities
- Manage and obtain various third-party approvals
Minimum Qualifications
- Bachelor's degree
- 6+ Years of experience in Property Management or other relevant field
Preferred Qualifications
- Master's degree
- 10+ Years of experience in Property Management or other relevant field
- Excellent planning and organizational skills (multi-task oriented)
- Strong oral and written communication skills
- Strong negotiation skills
- High level of initiative
- Understanding, influencing and serving others
- The ability to support a positive work environment through effective interpersonal skills
- Strong desire to continue learning
- General knowledge of investment analysis principles
- Proficiency in window-based word processing, spreadsheet applications and database management software
