The Technical Facility Manager is responsible for applying best-in-class knowledge to maintain and operate mechanical equipment on Schwab campus facilities. In this role, you will partner with Corporate Real Estate leadership, Property Managers, vendors, and Schwab technology teams to ensure building up-keep on mechanical, electrical, and plumbing infrastructure while serving as a gatekeeper and steward of our Critical Environments and systems.

Key Responsibilities:

  • Manage all aspects of building maintenance.
  • Plan, schedule, and conduct maintenance on mechanical equipment such as generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS, and water treatment systems.
  • Hold vendor partners accountable for conducting planned maintenance and/or break-fix work according to terms and conditions of service agreements while fostering productive relationships.
  • Perform advanced adjustments, calibration, and data retrieval from BAS software to solve environmental comfort and mechanical calibrations.
  • Provide training on key procedures and processes, if necessary.
  • Write and validate EOPs, MOPs and SOPs for all facility procedures.
  • Ensure the use of detailed procedures and sequence of operations instructions following Change Management protocols during planned and corrective maintenance on critical equipment.
  • Develop and execute all preventative maintenance schedules for assigned properties using CMMS.
  • Analyze preventative maintenance data to identify more efficient operations and minimize risk.
  • Maintain and develop standard and emergency operating procedures.
  • Ensure the proper use of procedures with event planning verifying notifications are made, planning for critical operations and safety.
  • Manage critical parts inventory and stock replenishment through procurement system.
  • Escalate issues to leadership, when necessary.
  • Perform IAQ, environmental reporting, and energy management/reporting.
  • Maintain accurate notes in the work order administration tool, including photos and files.
  • Manage building operations, identify abnormal operations, and implement proper countermeasures to those situations.
  • Actively participate in incident response, including root cause analysis and incident close out.
  • Complete required safety and compliance training.

What you have

Required Qualifications:

  • High school diploma or GED.
  • 10 years of experience working in Class A building campus settings or data centers.
  • 8 years of critical facilities operations' experience.
  • Commercial HVAC experience.
  • Ability to lift up to 50 pounds, climb ladders, and work in a commercial building environment where space and movement may be limited.
  • Ability to travel to other sites, if needed, to support business needs.
  • Ability to perform on-call duty and shift work, as required.

Preferred Qualifications:

  • Bachelor of Science or Associate's degree with an emphasis on building science, electrical, mechanical, or technical education preferred.
  • Universal CFC certification and Local Operating Engineers or trade license preferred.
  • Expertise using CMMS and other standard automation normally used in modern business settings, including mobile device technology.
  • Ability to establish relationships with Property Managers and internal customers.
  • Experience analyzing general business documents.
  • Proven success prioritizing and responding to sensitive issues while applying appropriate tone and confidentiality.
  • Experience writing reports, procedures, process documents and articles using professional style.
  • Ability to make effective presentations on property management related topics to peers and internal business associates.
  • Successful history of solving complex problems and identifying solutions while maintaining composure and professionalism.
  • Proficiency in MS Office suite.
  • Adept at multi-tasking and staying calm under pressure to achieve desired outcomes.
  • Experience using small, elevated lifts and ladders for high work.
  • Solid knowledge of electrical distribution and one-line drawings.
  • Sound understanding of sequence of operations for critical equipment such as generators, transfer switches and UPS systems.
