Charles Schwab seeks a dynamic individual to join its Corporate Real Estate-Critical Environments team in support of three data centers and fifteen corporate locations (several of these are a multi-building campus) across the US. This position will be based in either Dallas or Phoenix and will report to the Director of Critical Facility Services.
Essential Duties and Responsibilities
- Work independently to successfully deliver program goals, seeking guidance as needed and making connections to the right people or technologies as required.
- Evaluate the operational condition of various BAS throughout Schwab's portfolio: Create detailed condition assessment reports for the existing Building Automation Systems (BAS) by collaborating with Chief Engineers and the Directors of Critical Environments, focusing on potential software and hardware updates, operational enhancements, and new component installations.
- Execute energy efficiency control upgrade initiatives: Collaboratively engage with consultants and contractors, project managers, facilities management, and the IT department to oversee the design and construction of energy-efficient control projects, ensuring timely and budget-conscious completion. Critically review, provide insightful feedback, and offer recommendations on design packages proposed by consultants, enhancing project outcomes and efficiency standards.
- Oversee controls procurement and design: Review plans, construction contract specifications, and codes to determine project requirements and their compliance with Schwab's specifications for new control projects. Select materials, including DDC modules, field sensing and control devices, dampers, and valves, to meet project requirements, specifications, codes, and standards. Also, create standard specs to be used for controls upgrade projects.
- Upon request, effectively monitor building control systems, identifying operational efficiency improvements: Apply data trending methods and advanced data analysis software (upon acquisition) to identify opportunities for refining operational sequences and enhancing HVAC equipment efficiency. Furthermore, systematically capture and review 'snapshots' of control trends for substantial mechanical equipment, aiming to identify strategies for reducing operational durations and optimizing energy usage through adjustments in GPM flow rates, CFM airflows, and operating pressures wherever feasible.
- Provide technical leadership on HVAC and mechanical system design, installation, operation, BAS standards, and maintenance.
- Stay up to date with the latest sustainable technologies and industry trends and ensure compliance with relevant regulations and standards.
- Participate in/lead Root Cause Failure Analysis (RCFA) to identify root causes of complex and/or repetitive problems and put in place executable corrective actions.

What you have
Required Qualifications:
- Minimum of ten (10) years in mission critical facilities operating experience
- Practical knowledge of Central Plant equipment theory of operation, appropriate maintenance, alternative technologies, and basic specification.
- Understanding of psychometrics, thermodynamics, heat transfer, and fluid dynamic processes and their relation to HVAC related applications.
- Familiarity with building and or process heating/cooling load calculations to derive HVAC equipment specifications.
- Familiarity designing, troubleshooting, or operating automated building controls (aka Building Management System).
- Familiarity with safety standards and regulatory requirements including international building code (IBC), National Electric Code (NEC), ASME, NFPA, and ASHRAE.
- Ability to read and interpret various documents, such as safety instructions, standard operating procedures, technical procedures, design drawings and specifications.
- Possess strong written and verbal communication skills, along with effective presentation skills.
- Strong analytical and problem-solving skills.
- Experience in managing multiple programs or projects simultaneously, using effective time management skills and personal impact to drive complex activities across the organization.

Preferred Qualifications:
- Bachelor's degree (B.S.) in an engineering discipline
- Professional Engineering (PE) License, Certified Energy Manager (CEM), LEED accreditation
- Experience using a Computerized Maintenance Management System (CMMS)
- Able to problem solve and troubleshoot HVAC equipment as the need arises. Support can be remote, or hands-on.
