About the Role:
As a CBRE Union Assistant Chief Engineer, you will guide operations, vendors, and subcontractors to maintain and repair buildings, industrial systems, equipment, and grounds.
This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.
What You'll Do:
• Manage shift operations, assign work orders, and provide training to coworkers and subcontractors.
• Assist the Chief Engineer to ensure all preventative maintenance is performed according to CBRE standards including, but not limited to: Angus Anywhere, HVAC, MEP systems, EMS, BAS, FLS, Smoke Control/Smoke Evacuation, and emergency apparatus.

• Assist the Chief Engineer to ensure and oversee compliance off all required Code Compliance documentation, reporting and testing of building equipment with the various governmental agencies.
• Assist the Chief Engineer to oversee and foster a positive work atmosphere by acting and communicating in a manner to facilitate positive relationships with co-workers, management, customers and clients.
• Assist the Chief Engineer to oversee the key control and requests. Maintain complete, accurate records of the building key control system.
• Assist the Chief Engineer to oversee the annual required Reg 4 tests and repairs.
• Assist the Chief Engineer to oversee Building Automation Management System operation of equipment ensuring optimum control of HVAC building controls practices. Ensure training is provided and maintained.
• Assist the Chief Engineer to ensure and oversee Energy Management System, Energy Watch, operation of equipment ensuring optimum control of practices. Ensure training is provided and maintained.
• Assist the Chief Engineer with oversight of all construction Tenant Improvement activities including code compliance/impairments to the fire life safety system, electrical safe off, proper installation & commissioning of the HVAC system components, access points for all Mechanical, Electrical, Plumbing, HVAC, distribution boxes, etc.
• Assist the Chief Engineer to ensure and oversee the Angus Anywhere Preventative Maintenance & Work Order distribution. Oversee the general maintenance and operation of the HVAC equipment managing quality control. Ensure system is compliant and up to date.
• Assist the Chief Engineer to oversee and attend regular safety inspections of the workplace environment.
• Assist the Chief Engineer to oversee and ensure that all engineers understand the chiller plant operations in manual mode in the event of a failure of the automation system controls.
• Assist Chief Engineer to oversee compliance by engineering staff with CBRE policies, including safety, job performance, and personal conduct.
• Review monthly tenant service request summaries to pinpoint and correct recurrent operational problems.
• Develop a preventive maintenance program for machinery and systems.
• Inspect systems to ensure operation within normal parameters.
• Maintain inventory of supplies and tools, ordering necessary materials to complete all tasks.
• Schedule preventive maintenance and downtime to cut business interruption and inconvenience.
• Perform repairs, emergency, and preventive maintenance, completing maintenance and repair records as required.
• Respond timely to emergency situations, requesting extra help as needed.
• Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.
• Showcase expertise in own job discipline and in-depth knowledge of other job disciplines within the organization function.
• Coach others to develop in-depth knowledge and expertise in most or all areas within the function.

What You'll Need:
• High School Diploma, GED, or trade school diploma with 5-8 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered. Universal CFC certification required. Certifications/licenses required by local or state jurisdictions. Prior shift leader or supervisory experience preferred.
• Union Certification B.O.M.A., preferred but required.
• 10 years minimum of building operation and maintenance preferred.
• EPA #608 Universal refrigerant technician certification required.
• Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
• The innovative mentality to develop methods that go beyond existing solutions.
• In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
• Expert organizational skills with an advanced inquisitive mindset.
• Highly sophisticated math skills. Ability to calculate somewhat complex figures such as percentages, fractions, and other financial-related calculations.

The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Assistant Chief Engineer position is $128,107 annually. Please refer to the Collective Bargaining Agreement regarding pay scale. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
