CBRE is seeking a Transaction Manager for our client, a premier entertainment and media company based in Los Angeles. This leadership position will define and implement the real estate strategy to support the client's business needs in the region. What You'll Do

  • Define the regional real estate strategy to support business strategy as well as execution of said strategy
  • Optimize utilization and flexibility on a property and regional-level
  • Develop and seek forward-thinking real estate opportunities
  • Partner with all cross-functional Regional Design & Construction, Space & Occupancy Planning Teams and Workplace Leaders on both strategy and execution and will be the RE SPOC for their respective region for corporate and/or studio requirements
  • Leverage creative and innovative deal structures and strategies in negotiating leases, licenses, and various other real estate acquisition and disposition agreements to put the client in the best position possible
  • Manage all critical dates, aligning on decisions related to said critical dates with input from all key stakeholders and cross-functional partners
  • Work closely with the Global Portfolio Manager to ensure global visibility and alignment with global real estate strategies
  • Manage full real estate transaction lifecycle and collaborating with key stakeholders, including providing support to the regional Workplace team with interactions with the landlord's as needed
  • Oversee and be responsible for delivering the best in class business terms in letters of intent (LOI) and corporate lease contracts and agreements
  • Partner with Legal on the review and drafting of proposals, contracts, master service agreements and various ancillary real estate documents
  • Establish and maintain real estate transaction communication with internal and external stakeholders in concert with overall business directives to support an aggressive growth strategy
  • Partner with Workplace and Design & Construction teams on projects ensuring site and building due diligence, schedules, quality and cost
  • Procure, coordinate and manage outside real estate brokers and other vendors in alignment with MSAs
  • Engage and manage consultants, vendors and suppliers to support transaction delivery
  • Be the subject matter expert for real estate matters for the region
  • Manage the financial elements of real estate transactions, partnering closely with Strategic Planning & Analysis, internal teams and external partners to properly analyze and frame real estate transactions and the impact to the business
  • Collaborate with cross-functional operations partners to determine the technical feasibility of incorporating specialty real estate spaces at various locations
  • Develop reports and presentations in conjunction with portfolio management for senior management, regarding real estate transactions
  • Coordinate directly with Lease Administration on upcoming lease expirations, rent payments, and other financial obligations associated with the leases
  • Coordinate with portfolio management and financial planning for transaction financial analyses for business cases, forecasting, budget preparation, lease accounting, scheduling of expenditures and variance analysis

What You'll Need:

  • Bachelor's degree preferred, Experienced corporate real estate professional with 5+ years' experience managing a growing portfolio
  • Candidate will be a senior role and requires the communication and appropriate skills required to work well with senior and executive level management
  • Strong preference for studio and entertainment-specific campus transactions management
  • Team player with an ability to supervise several projects in a fast-paced environment
  • Experience with complex real estate transactions, ground up development, land leases, build to suit, sale leaseback and synthetic leases
  • Established relationships with a global network of landlords, brokers, and studio vendors preferred
  • Proficiency in the Google ecosystem, MS Word, and Excel a plus
  • Must thrive in a continuous learning environment and keep pace with current production processes and evolving business strategy
  • Ability to prioritize and balance tactical and strategic function

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Transaction Manager position is $80,000 annually or $38.47 per hour and the maximum salary for the Transaction Manager position is $115,000 annually or $55.29 per hour. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
