Our Senior Associate, Development Investment role is responsible for underwriting prospective acquisition and development opportunities, due diligence, preparing internal and external communications (e.g., Offering Memorandums, Investment Committee Memos), implementing project activities, and developing industry relationships in the Denver, CO office with particular emphasis on the Industrial product type.

WHAT YOU'LL DO:

  • Source: Support the company's efforts to identify and gain control of new speculative and build-to-suit development opportunities. Responsible for creating and maintaining systems for tracking new opportunities.
  • Shape: Support the predevelopment process to include due diligence, entitlements, risk mitigation, and overall deal viability. Collect, review, and verify market information to support assumptions used in financial projections and feasibility analyses. Underwrite new development opportunities applying the TCC Budget Builder platform. Work with senior team members to ensure all required materials are received from sellers, consultants, and other outside entities during the predevelopment process. Coordinate with Development Managers in the creation and refinement of building plans and specifications to ensure project meets Owners' requirements.
  • Capitalize Deals: Assist in sourcing debt and equity capital for projects by preparing offering memoranda for capital sources and investment packages for TCC Investment Committee. Coordinate with TCC Capital Markets to identify and track feedback from capital partners and gather proposed terms from a variety of debt and equity sources to be used in determining optimal capital structure for project.
  • Execute: Contribute to business plans for development projects by gathering data for budgeted market rents and lease structures, operating expenses, and capital budgets. Provide analytical support for asset management of pre-stabilized assets in Business Unit portfolio during lease negotiations and administration of project loan issues pertaining to property operations. Assist Business Unit principals with financial analyses at time of monetization.
  • Update: Assist Business Unit with maintaining company's proprietary asset management system (ELITE) data and information, including updated project budgets and forecasts.
  • Relationship Management: Build and maintain successful relationships with clients, partners, consultants, architects, contractors, and brokers. Active involvement in the community and industry organizations.
  • Negotiate: Support deal document redlining, tracking and completion for term sheets, purchase and sale agreements, loan documents, and lease agreements. Collaborate with external clients and internal business units, ensuring fast response time for all prospective investments, tenants, and potential third-party sponsor.
  • Work Environment & Travel: Role is primarily in office with expected travel to job sites within the region.
  • Other duties may be assigned.

  • Education: Bachelor's degree in business, accounting, finance, or marketing from appropriate 4-year college program or MBA preferred.
  • Industry Experience: It is preferred, but not required, for candidates to have at least three years of experience in commercial real estate, finance, investment, or consulting role that required strong analytical, financial, and project management skills.

  • Financial Knowledge: Demonstrated understanding of financial and real estate terms and principles. Ability to calculate intermediate figures such as percentages, discounts, present value, internal rates of return, and/or commissions. Ability to analyze financial statements from outside sources.
  • Problem Solving Skills: Ability to comprehend, analyze, and interpret business documents and financial analysis. Ability to solve problems and progress projects in complex, ambiguous situations. Ability to prioritize activities to best support the company's business.
  • Communication Skills: Support TCC senior team members and company clients by communicating effectively throughout the development process. Ability to conduct research and draft reports, presentations, and other forms of internal and external communication using a distinctive style. Ability to provide efficient, timely, reliable, and courteous service to coworkers and partners. Ability to respond effectively to critical issues. Demonstrated strength in both written and verbal communication. Strong interpersonal and time management capabilities.
  • Project Management Skills: Ability to work with multiple partners to create achievable project schedules, track achievement dates, and meet project goals. Ability to manage multiple consultants and synthesize information and report out status and key decision points to senior members.

TCC carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Senior Associate position is 135,000 annually and the maximum salary for the Senior Associate position is $160,000 annually. The compensation offered to a successful candidate will depend on their skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on TCC's applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
