As a Project Manager you are responsible for supervising and coordinating multiple projects for multiple clients to complete the work on time, within budget, and to the quality specified, to help achieve the company's strategic business objectives. Value of projects typically $150k - $5M+

This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion.

What You'll Do:

• Manage all areas of project management for construction projects. This includes planning, design, construction, occupancy, and closeout phases.

• Work directly with clients to prepare all elements of the project, including the scope of work, project delivery resource requirements, cost estimates & budget, work plan, schedule with milestones, quality control, and risk identification.

• Possess a complete understanding of the owner contract, subcontracts, leases & work letters.

• Demonstrates capability to read, understand and apply standards to complex documents, including but not limited to: drawings, surveys, shop drawings, and submittals.

• Define the project delivery resources from pre-qualified lists or through the project qualification process.

• Conduct a standard request for proposals (RFP), complete bid evaluations, and recommend resources to clients.

• Create action plans to meet objectives, budget, and schedule.

• Track the progress of each project and report status and variances.

• Manage, review and validate the project financials including actuals as well as forecasting and cash flow analysis.

• Demonstrate ability to identify project threats and develop risk mitigation and contingency plans.

• Serve as the representative on the Owner-Architect-Executive Construction team.

• Apply in-depth knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide innovative solutions.

• Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk. Track financial change management impact and contingency spend.

• Responsible for vendor billing facilitation, review of monthly financial cost control, review of vendor invoicing and payment applications, and review of financial reporting.

• Coach others and share in-depth knowledge of own job discipline and broad knowledge of several job disciplines within the function.

• Lead by example and model behaviors that are consistent with CBRE RISE values.

• Work to build consensus and convince others to reach an agreement.

• Impact a range of customer, operational, project, or service activities within own team and other related teams.

• Work within broad guidelines and policies.

• Explain difficult or sensitive information.

• Implement project documentation governance that is aligned with company and client requirements.

• Ensure project data integrity and documentation is accurate, timely, and coordinated.

• Direct the project delivery team by providing guidance and direction to achieve goals.

• Implement action plans to reduce or eliminate project risks.

Some travel may be required.

What You'll Need:

• Bachelor's Degree preferred with 5+ years of project management experience. In lieu of a degree, a combination of experience and education will be considered. LEED AP, PMP, and/or CCM designation(s) preferred.

• Ability to exercise judgment based on the analysis of multiple sources of information.

• Willingness to take a new perspective on existing solutions.

• In-depth knowledge of Microsoft Office products, including Word, Excel, Outlook, Project, PowerPoint etc.

• Organizational skills with an advanced inquisitive mindset.

• Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.
