ESTIMATOR
To estimate project costs based on information provided or collected and create estimate documentation for use by sales team including written proposals, written statements of work, pricing summaries, and pricing analysis.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Gather all the necessary project information from the following available resources:
Scope of Work documents written by others
Project plans and specifications
Existing control system drawings
Site visits
Utilize, as appropriate, project performance from previous projects.
Must utilize skills, experience, and independent judgment to assist in the selection of devices, components to be used in a project, as well as determination of labor hours.

Excellent written and verbal communication skills. Strong organizational and analytical skills.
Communicate with vendors and subcontractors to obtain pricing and installation quotes.
Ability to effectively present information in various forms.
Take-off and estimating of projects. Maintain company profit margins in all estimates and proposals.
Evaluates design alternatives for cost, profitability, and system performance.
Participate in project kickoff meetings, and work in concert with other departments to ensure the success and profitability of the project.
Prepare project bid documents and alternative bid documents.
Prepare all cost estimates in CBRE's estimating tools.
SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. May coordinate and assign tasks to co-workers within a work unit and/or project.
EDUCATION AND EXPERIENCE
Bachelor's Degree in Mechanical Design/Engineering Technology, or equivalent experience specific to this role.
KNOWLEDGE
Knowledge of commercial Heating & Ventilation Air Conditioning (HVAC) systems
Knowledge of commercial Heating & Ventilation Air Conditioning (HVAC) control systems
Knowledge of arithmetic and algebra
Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition and grammar
Knowledge of computer hardware and software including Microsoft Windows, Microsoft Office Applications, Google Drive, Email, and various other applications.
Knowledge of Network architecture, a plus
Knowledge of Access Control systems, a plus
Knowledge of Video Monitoring Systems, a plus
SKILLS
Must be able to read and understand HVAC/R mechanical drawings, plumbing drawings, and electrical drawings including wiring diagrams, schematics, etc. Capable of making independent decisions based on technical experience as it relates to estimating mechanical systems application and design
Must possess excellent verbal and written communication skills
Must exhibit a professional attitude
Must maintain a clean and neat appearance
Must be willing to be flexible with schedule, including working some nights and/or holidays when requested.
CERTIFICATES, LICENSES, REGRISTRATIONS
A valid driver's license with a good driving record for applicable vehicles, without restrictions, or limiting conditions. (Corrective lenses permitted)
LOCATION
This position is in the CBRE|ESI office located at 3410 Gateway Rd, Brookfield (WI 53045), or at N56W16865 Ridgewood Dr, Unit 200, Menomonee Falls (WI 53051) offices Monday through Friday, typically 7:30 am to 4:30 pm with 1-hour un-paid lunch. Start and stop times can be shifted through coordination with supervisor. Once training is completed, remote working days may be coordinated/approved with supervisor as well.
Dress Attire - Business Casual
(Remote - at home)
This position is remote, as the employee is usually not within commute distance to a CBRE|ESI office. , Typically business day is 7:30 am to 4:30 pm CST. Start and stop times can be shifted through coordination with supervisor, and based on time zone where located.

Remote Resources are expected to have a location where they can focus on work. They must provide and maintain a reliable internet connection with a minimum of 50 MB download and 10 MB upload speeds
TRAVEL
This position typically does not require travel. However, during the initial training, supervisor may direct you to accompany other associates to nearby work sites, typically within a couple hour drive, to see designed components in the field. Usually no more than 1 to 2 times per month.
HOURLY/SALARIED POSITION (OVERTIME)
This is a salary position, and therefore does not qualify for overtime pay. Overtime will be expected periodically, to meet fluctuations in workloads.

- Creation and/or Quality control of Estimating Standards, Procedures, and Documentation.
- Support Estimating Supervisor
- Specific and/or high-profile tasks or needs
- Training of other Senior Estimators
- If assigned Estimators, then also responsible for:
- Check and Verify Timecards
- Approval of PTO
- Complete Performance Reviews
- Manage Schedules
- Run team meetings
CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the position is $65,000 annually and the maximum salary for the position is $75,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
