We develop and run Apple's global real estate portfolio, lead all related capital construction projects, provide outstanding facilities & site services, develop & lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs. We do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world. We are seeking an experienced, collaborative, and highly motivated Real Estate Manager to join our team. As a Real Estate Manager, you'll lead our portfolio management efforts with a strategic, service-oriented mindset - handling every facet of acquisition, administration, and disposition of leased and owned properties. You'll act as a trusted point of contact for cross-functional team members and external partners, handling all portfolio details and ensuring smooth operations and satisfied business partners. This role calls for a proactive problem-solver who thrives on thinking creatively, negotiating with finesse, and confidently guiding challenging conversations to resolution. This position will report to the Sr. Real Estate Transactions Manager.

Description
• Oversee a range of high-value real estate transactions, including new and existing leases, subleases, license agreements, and dispositions for office, R&D, and industrial spaces. • Lead complex, multi-million-dollar negotiations with precision and skill. Manage site selection, due diligence, contract review and new site onboarding from inception through implementation. Protect Apple's interests, minimize risk and fiercely protect the bottom line. • Manage and anticipate critical lease dates, approvals and project milestones, ensuring timely reporting and strategic, data-driven decision-making. • Collaborate with cross-functional teams using strong interpersonal skills to drive solutions, provide real estate insights, and develop short and long-term portfolio strategies. • Prepare financial and sensitivity analyses, craft business cases and recommendations for executive and user-group approval. • Coordinate with project management and landlords to ensure compliance with lease requirements, including obtaining landlord approval of initial buildouts and improvements, negotiating restoration requirements and managing tenant improvement reimbursements. • Maintain and update real estate best practices, benchmarking standards and key metrics to enhance portfolio management and performance. • Support, foster and maintain excellent relationships with Space Planning, Project Management, Maintenance, Facility Managers, Development Services, EH&S, Legal, Tax, landlords, vendors and consultants.
Minimum Qualifications
- Minimum of 7-10+ years of transactions and property management experience in commercial or corporate real estate
- BA/BS degree
- Experience in negotiations and strong communication skills (written and verbal)
- Experience with financial modeling, data analysis or analytics tools
Preferred Qualifications
- MRED preferred
- Energetic and very flexible; motivated and capable of thriving in an incredibly fast-paced and fluid organization, both independently and in team settings
- Experience managing commercial properties
- Familiarity with construction practices or overseeing tenant improvement projects
- Willingness and ability to travel internationally as needed
- Highly detail-oriented with excellent retention of complex information

- Experience working and communicating with all levels of an organization
- Thinks critically and creatively about how to regularly improve processes and operations

Pay & Benefits
- At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $170,200 and $255,400, and your base pay will depend on your skills, qualifications, experience, and location.
