Primary Purpose: The primary scope of this position is to manage the team that pre-plans and designs all aspects of new stores, large scale acquisitions and the takeover of dark shells and select special projects. Managing includes documentation and specifications for developers, leads cost estimation team in the development of project estimates, manages capital budgets and municipal sign offs.

Position is responsible to lead store development planning activities for new stores and interact directly with the Director of Store Development, Real Estate team and developers.
Construction Manager III will have overall responsibility for the team that manages various types of projects including the planning of new store build - to suit, pad and ground leases, self - developed and expansion & interior remodels that are most difficult and complex. (i.e., multi-story / multi use buildings, warehouses, commissaries, distribution centers etc.)
This position will be responsible for developing and tracking critical information relative to sites leading up to construction starts. This includes information for sites prior to Real Estate Committee approvals and tracking of project milestones post committee approval.

Duties and Responsibilities:

  • Collaborate with the Format & Planning and Architecture & Engineering Manager to hire Architects / Engineers, oversee project designs, manages the redline process, and project close out with Architects / MEP's. This position will manage site and building criteria documents.
  • Mentor, coach and cross-train team members, empowering them to challenge the status quo and drive changes to improve business performance and productivity, aligning work to the most impactful projects.
  • Encourage and support associate growth and development with robust Individual Development Plan's, quarterly personal development discussions, and team educational sharing opportunities.
  • Build team capabilities to develop best practices initiatives and lead the capital planning, project tracking, process developments that ensure cost & schedule expectations are met.
  • Maintain effective relationships with the Store Development team, Real Estate team and key stakeholders within the brands in order to develop strategies and processes that meet the needs of the company's associates and tie to the company's overarching strategy.
  • Compile all bid documents, including requests for proposals, bid forms, bid plans, special instructions, schedules, and uploading the RFQ (Request for Quote) package. Procure a comprehensive, accurate, timely bid package minimizes the cost of the project and help to prevent change orders to the project in the future.
  • Manage the Construction Change Authorization/ Design Change Order process, assuring changes are valid and coordinated with all appropriate stakeholders. Manage RFI's and review all format driven change orders to determine potential impact to the budget and project planning timelines.
  • Interact with developers to provide timely guidance for new store projects. Provide guidance to include design direction where situations require deviation from our site and building criteria. Interact with local jurisdictional authorities for problem resolution relative to deal type.
  • Coordinate with all internal departments regarding new store budgets and providing multi-year store opening projections. Oversee the pre-construction planning activities to ensure completion in a timely manner and in accordance with prototype and lease requirements.
  • Ensure that budgets, CRG review notes and sustainability documentation are properly maintained for each project and prepared for pro forma planning.
  • Work with departments, (Purchasing, Refrigeration, Real Estate, brand strategy, etc.) to ensure potential costs are being committed / projected. Provide preconstruction updates to budget estimates
  • Plans and directs monthly meetings with A&E, F&P, Real Estate Reps and developers to ensure all parties are aware of project status and identify risks to project timing.
  • Periodic site visits with construction manager, A&E manager and F&P manager to review opportunities for improvement and value engineering.
  • Review all cost estimates prepared by the project estimator prior to releasing to the real estate team.

Qualifications:

  • Bachelor's Degree required
  • 10+ yrs in design and/or construction
  • Practical Construction technology and methods
  • Knowledge of architectural designs/engineering concepts and processes; construction methods and materials; site/off site design and development; project management; environmental and legal issues relative to development; supermarket/retail industry standards.
  • Must be able to read and interpret plans; specifications; building codes; and lease exhibits.
  • Must be able to do complex phase planning and construction scheduling.
  • Excellent oral and/or written communication skills with the ability to synthesize/adjust messages to different levels of the organization, including Senior Leadership.
  • Presentation skills with ability to use PowerPoint
  • Strong analytical skills, with ability to use Excel at an intermediate level and analyze financial data.
  • Emotional Skills/Intelligence: must have a grasp of their leadership skills, strengths, opportunities and continue to work towards a more Senior Leadership position.
  • Decision Making: must be able to evaluate complex situations, analyze options and make sound recommendations
  • Delegation skills; must be able to delegate projects and assignments to their team and monitor.
