Job Summary:

We are seeking a qualified and reliable Account Manager, Maintenance to oversee the maintenance, repair, and operations of our facilities, equipment, and grounds. This role includes supervising maintenance personnel, ensuring compliance with safety regulations, managing budgets, maintaining high standards of operational efficiency, and handling basic account management duties. The Account Manager, Maintenance will also be responsible for preventive maintenance programs, project planning, vendor coordination, and financial oversight related to maintenance operations.

Pay: $85,000 - $100,000 salary

Key Responsibilities:

  • Maintenance Operations & Supervision:
    • Supervise, coach, and develop maintenance staff, including hiring, training, and performance management.
    • Plan and oversee all repair, installation, and maintenance activities across multiple sites.
    • Manage work schedules to ensure priority of efforts and proper coordination of tasks.
    • Ensure compliance with building and fire codes, OSHA regulations, and other federal, state, and local laws.
    • Implement and maintain preventative maintenance programs for all equipment and facilities.
    • Conduct regular facility inspections to identify and address maintenance issues.
    • Respond to after-hours building emergencies as needed.
  • Financial & Account Management:
    • Develop, track, and manage maintenance budgets, including cost estimates for projects and repairs.
    • Oversee maintenance-related expenditures, ensuring cost control and adherence to budget constraints.
    • Process and approve invoices for maintenance services and vendor contracts.
    • Maintain accurate financial records and prepare reports on maintenance costs and financial performance.
    • Work with procurement teams to solicit RFPs, coordinate bid processes, and negotiate vendor contracts.
  • Vendor & Client Relations:
    • Oversee contracted services and vendor relations for HVAC, plumbing, electrical, elevator maintenance, pest control, and groundskeeping.
    • Act as the primary point of contact for maintenance-related vendor and client inquiries.
    • Ensure all vendor agreements and service contracts are properly documented and managed.
    • Address and resolve maintenance-related concerns from tenants, employees, and other stakeholders.
  • Environmental & Safety Compliance:
    • Promote environmentally conscious practices, including waste disposal and recycling compliance.
    • Ensure a safe and secure environment for employees, tenants, and visitors.
    • Maintain a constant alert for hazardous conditions and take immediate corrective action.
  • Reporting & Documentation:
    • Maintain accurate records of maintenance activities, progress reports, and inventory tracking.
    • Ensure the relevance, accuracy, and timeliness of data and reporting for accountability and client outcomes.
    • Assist in the development of reports for senior management regarding facility performance and needs assessments.
  • Other Duties as Assigned

Qualifications:

  • High school diploma or equivalent required; Bachelor's degree in business administration, facility management, or related field preferred.
  • Minimum of 5-7 years of experience in building maintenance, preferably in multi-site management or a healthcare/housing setting.
  • Experience in estimating maintenance and repair costs, vendor management, and budgeting.
  • Technical knowledge of HVAC, plumbing, carpentry, electrical systems, and building automation.
  • Certifications such as a Boiler’s License, Chief Engineer “C,” or EPA Refrigeration Certification preferred.
  • Valid Minnesota driver’s license (Class “C” preferred).
  • Ability to read blueprints and manage project planning.
  • Strong leadership, organizational, and communication skills.
  • Proficiency in basic computer applications for reporting, documentation, and financial tracking.
  • Ability to work with diverse populations, including those experiencing housing instability or mental health challenges.

Physical Requirements:

  • Ability to lift up to 50 lbs. without assistance.
  • Occasional driving and ability to respond to emergencies.
