JOB DESCRIPTION
The Financial Analyst will work directly with the Shopping Center Investment Sales Division and will perform property value assessment and client presentations as well as analytical duties. The Financial Analyst will also assist in the production of new business pitches and in preparing comprehensive investment sales offering materials. In addition, the Financial Analyst will be responsible for providing due diligence support throughout active transactions, and compiling property, market, and investor research.
KEY RESPONSIBILITIES
Analyze, underwrite and forecast property cash flows and valuations using excel spreadsheet analysis and Argus modeling.
Review financial profit and loss statements, CAM Recs, and client operating statements to create an Argus cash flow model.
Utilize market intel to forecast market leasing assumptions and coordinate with the brokers to support assumptions
Review leases and create lease abstracts
Interact with current clients to obtain financial information and questions relative to preparing financial modeling for offering memorandums
Audit O.M.’s and BOVs to make sure financial information is accurate prior to client distribution
Create and execute a junior broker financial underwriting training once per quarter
(repetitive)Coordinate information regarding market data, occupancy data at competing properties, expense analysis, aerials, maps, and rent/sales comparables.
Update and maintain sales comparables for all markets utilizing multiple information services to industry sources.
Prepare market analysis reports, including vacancy, absorption and comparable rents and sales.
Assemble and evaluate economic, demographic, and market information.
Prepare financial and executive summaries for all active listings.
Organize and present data analysis, draw objective conclusions and make recommendations
MINIMUM REQUIREMENTS
Must have a Bachelor’s degree in Real Estate, Finance, Accounting, Business Administration
At least 1-2 years of analytical, quantitative, research and technical skills in evaluating Capital Markets
Must have at least 1 year of Argus Enterprise training and a high-level experience working with excel
Must have excellent organizational, writing and communication skills
Must have a minimum of 2 years’ work experience in a financial analysis environment in commercial real estate or mortgage banking.
PREFERRED REQUIREMENTS
Argus Enterprise certification is a plus
A strong work ethic to thrive in a dynamic and demanding work environment, and an ability to meet critical deadlines
Deep understanding of accounting and financial concepts
At least 1-2 years’ experience to interface with top level executives
Prior experience with brokerage budgeting/forecasting processes and systems preferred.
Strong research, analytical and problem-solving skills.
Detail oriented and the ability to effectively multi-task, undertaking a large number and variety of tasks while maintaining the highest work product standards
