Directors of Facilities lead their teams in the front-line support in operating our corporate campus and retail branch properties. They are responsible for the structure of our buildings, our surrounding property, building interiors, general services, and customer service to our employees. Directors frequently interact with cross functional leaders from technology, security, construction & design just to name a few. The average real estate portfolio assigned to a Director exceed 1.5M square feet.

You will be:
- Building and maintaining relationships with CRE Staff, CRE vendors, Schwab leadership and employees to build our culture of The Power of One.
- Leading, developing and managing senior managers and teams as assigned which includes periodic talent assessments, performance evaluations, pay planning, training, and disciplinary actions
- Translating strategic plans and goals for the area into tactical plans and objectives for setting priorities
- Formulating policy and procedural changes within the real estate organization to improve the business, manage risk exposure and make final decisions on administrative or operational efficiency to achieve objectives
- Working on complex problems where analysis of situations or data requires an in-depth knowledge of the company and evaluating intangibles
- Regularly interacting with executives using skills to negotiate or influence senior level leaders regarding matters of significance to the organization
- Creating the vision for your teams to develop and manage current, and future year OPEX budgets, and holding teams accountable to approved plans
- Leading teams by setting direction and vision to develop prioritized, CAPEX budget forecast that have a positive ROI or pay-backs
- Ensuring your assigned teams provide guidance and oversight to service vendors responsible for completing repairs, upkeep, supply ordering and general services
- Perfecting the partnership with Facilities Engineering at the leadership level to create synergy and harmony that supports best in class upkeep and maintenance on critical equipment optimizing the life of assets and minimizing downtime and business disruptions
- Developing broad strategies, and logical workflows to enable facilities teams to effectively manage large volumes of facility service requests within the prescribe service level agreements
- Reviewing and approving vendor invoicing to ensure proper payment, accurate accounting information and compliance with all disbursement and accounting policies
- Reviewing building and property condition inspections to ensure the assigned properties are safe, efficient, and extremely well maintained
- Demonstrating expertise in contract and lease administration and review
- Supporting teams to deliver superior workplace services experiences at the regional level to include food, office beverage, vending, document destruction and mail services
- Engaging and aligning with CRE Strategy directors to deliver best in class client expectations related to Moves, Adds, Changes and space utilization
- Supporting and driving assigned teams on executing small to medium size building improvement projects to approved budgets and Schwab Design & Construction standards
- Recognizing and proactively owning any required relationships with jurisdictional authorities to ensure compliance on permitting, registrations or taxation matters such as agricultural tax exemptions
- Appreciating and managing our waste and recycling programs to foster our environmental governance and sustainability aspirations
- Leading emergency response situations of any nature and representing CRE on emergency response and business continuity events
- Working side by side with Schwab security leadership to ensure the safety and health of employees
What you have
Required:
- Minimum of 10 years of related experience in facilities or property management
- Minimum of 8 years of related experience with critical environments and change management
- Minimum of 8 years of direct people leadership experience (team members report directly to you, you are responsible for performance appraisals, hiring etc.)
- Advanced computer skills especially with MS Office suite of applications
- Excellent written and verbal communication skills
- CMMS or other work order systems knowledge required
- Demonstrated knowledge of electrical distribution and one-line diagrams
- Proven knowledge of CDs, project manuals and construction terminology
- Project management system (e.g., Co-Star, etc.) knowledge required
- Demonstrated strength with multi-tasking and prioritizing work with a strong attention to detail
- Positive attitude, enthusiasm, professionalism, and strong work ethic with high level of integrity and ethics
- Periodic, schedule and unscheduled overnight travel to campus and other locations within the assigned portfolio is required.
- The ability to work weekends, or after normal business hours to achieve objectives, projects, assignments, and unplanned emergency situations is required.
Preferred:
- Bachelor's degree preferred with focus on business, management, finance, or facilities management
- Purpose driven, having a sense of curiosity, embracing innovation, and delivering results despite obstacles
- Emotionally mature, concern for others and understand the unspoken meaning in a situation
- Ability to develop and maintain strong partnerships and interpersonal business relationships
- Proven ability to work in a fast-paced team-oriented environment across multiple locations and business groups
